    Have just dropped our asking price again today so lets hope it might attract some fresh viewings fingers crossed. We are thinking of taking it off the market and extending the house if this does no good so we will have to see! Lets hope the good weather brings us all some good luck x

    I live in Bahrain so can honestly say that I live somewhere nice and sunny. But there's 'sunny' weather and there's 'stay-in-your-house-with-the-windows-closed-all-day-and-a/c-on-full-pelt-otherwise-it's-torture' weather :eek: Bahrain leans to the latter!!

    Cor, I wish all the over-hopeful. land-owning sellers in Wales were as accommodating as you, Beki! Many of them have been marketing at or around their original asking prices for well over a year. If they would come down 20% I'd be more able and willing to buy than I am at the moment. It isn't as if Wales has a better economic outlook than Kent either; rather the reverse.

    It's also ironic to see that the 'it's smaller than we thought' brigade also operate on the land front too. 3 acres is 3 acres, same as a kitchen 10' x 8' will never be a 'live-in' one!

    Let's hope your reduction brings you lots of new viewings.

    :jWOOHOO:j I have a viewing booked for Monday!!!! Dont get me wrong, I'm not expecting too much but just so pleased to finally get someone round to have a look! The last viewing took place in Feb, and this is only the third viewing since November, but there is always a chance.....

    Well a quick update from me...after chasing the vendors EA and our solicitors all week, we finally had news that the vendors solicitors had sent contracts to our solicitor yesterday....we also have just come back from another visit to the house we are buying, and fallen in love with it all over again:o, took the kids for the first time as well who also loved it, its just perfect for us. If anything goes wrong this time, I honestly don't think my heart will take it....:(

    On our side, things are nearly sorted, we have answered all queries from the buyers solicitors, we also decided to get the boiler serviced for them and the electrics checked (wasn't compulsary and they hadn't asked for it, but yunno:o) and everything is fine and dandy. I'm just eager to start hearing some dates bandied about now, so I can start organising things properly.

    Glad to hear of the viewings for people, I read this thread every day, but the person I'm routing for most is pawpurrs, she deserves to be kicked off this thread ASAP in the nicest possible way!!;)

    Our viewing went ok today. TWO estate agents turned up to do the accompanied viewing. The man who viewed said he liked the place, although the house was smaller than he imagined it to be :(

    However, we've since spoken to the estate agent, who said that he's almost certainly going to put in an offer on monday. But it'll be somewhere between £395k and £425k. The house is up for £495k (after reducing it from £620k and then to £550k and now it's £495k).

    We pretty much couldn't afford to take under the £425k but we might be able to take the £425 if the house we want will take a drop too.

    Does this sound like a fair offer to you?

    I think that price sounds a bit cheeky to be honest but obviously the higher the price of the house, the bigger the percentage drop will be - a 70k drop for us would have meant us paying our buyers to take it off our hands!!:rotfl:

    Don't sell yourself too short.

    1 bed flat on the market for 3 weeks, 1 viewing after 2 days just sold.
    So three weeks for our sale.
