    Well, house on market for 2 weeks. Got a call from EA today to say that 2 people wanted to view house. Rushed home from work and cleaned solidly for 3 & 12 hrs.
    1st viewers seemed very very impressed with the house. They loved the location, the garden and the roof space. They were here for about 45 mins. As they left, they said they would be in touch with the EA tomorrow. I shall not hold my breath! :rolleyes:
    2nd lot were in and out in under 5 mins. They would hardly even go into the garden - I had to insist as it really is a lovely garden with a large summer house. As they went to walk out, I offered them another look around on their own. I was told that if it was for them it did not matter how long they were there as the lady made up her mind in the 1st minute of being in the house! Apparently they house they are currently in was viewed in under 5 mins, they placed and had an offer accepted, then did not see it again until they moved in!

    im sorry but i have to agree with pawpurrs if i was your buyer id be reluctant to pay more than the original survey price of £280k so think they are being very fair to you. i think if i had offered the £290k and was told you were seeing what other offers you could get after i had had survey etc done i would walk away id be to scared of being gazumped at a later date. after all it may be hard to take but that is what surveys are for to protect the buyer from paying too much for a property. be very careful you dont lose this buyer and end up with a lower offer.

    No need to be sorry. Fortunately we have a day or two as neither us nor buyer has seen revised survey in print yet. Estate agent is sitting on the fence. He does say that he thinks it is just a matter of saving some face that surveyor didn't revalue at £295k and that he had clearly got it wrong. Another thing perhaps is that we had some work done post the estate agents initial visits which clearly added to the 'wow' factor of the property.

    It is risky - it may pay off or it may back-fire nastily...

    My advice is to put yourself in the buyer's shoes (and get your wife to do the same).

    If you were happy with £295k, then after an unfavourable valuation (which you could get again from the same or a different surveyor) you still get offered £290k (despite the initial £280k valuation), then that is VERY good.

    Is it worth the hassle of potentially loosing that buyer (who is likely to be hacked off if you start considering other offers) and then have to go through more viewings and the joys of trying to find a willing and able buyer again (who may or may not offer as much as £295k)? You will also likely to be charged for the abortive sale by your solicitor (ours charged us £140 +VAT when our first sale fell through).. Is the possibility of maybe getting another £5k worth that?

    Got another last minute booking, booked in coming in a minute but not procedable. New EA says they have never seen so many hits on a house, but a lot of have done a drive by and ruled it out.....sigh.....

    The EA was waiting for them to take proof of their ID in for the mortgage application and I think they keep saying they will take them in tomorrow and never do.

    Had a viewing last night and have accepted a £50,000 cash offer. It's the Mum and Dad buying it for their son. Am still trying not to get too excited though!

    Viewing been and gone, seemed to love it (again) Need to sell their own though.

    Any one elses viewing picking up? We seem to be getting a minimum of 2 viewings per week but still no offers, 2nd viewings etc (the house is reasonable in its category certainly not the best but above average). A very serious buyer really liked it on Saturday but went on to offer on something she saw later. An agent I was speaking to says they are busier compared with the same month last year including conversions to sale - not just viewings. It wasn't my own agent and I was actually there to talk about rentals so I think he was being pretty straight - well as much they can be:rolleyes:

    Apart from the quiet winter period, I have allways had at least two viewings a week. But yes it picked up a bit in spring. How many viewings now hels?
