our sale board went up from EA2 today and we were on rightmove last night when we checked so all good im pinning my hopes on their mailing list because we were already on RM with EA1. im not sure about having 2 for sale boards up i think it looks a bit desperate to sell and even though we are i dont want viewers to think that (if we ever get any). hope we all get viewings soon and some nice offers. good luck all
Guess we're in it for the long haul......shame you don't get a recommend a friend bonus if I switch to your EA too! Maybe it's like some of the other trends (eg the weather!!) we just don't get the same up here in the North, but it follows up gradually (our first day of sun was only on Sunday and the rest of the country seem to have been basking in the warmer weather since Easter!)
Every morning I wake up thinking today will be the day....I'm getting sick of living in this twilight world of selling houses and feeling envious of every sold board I see!!!

I spoke to an EA today, asked him about 2 x properties and stated we're FTB interested in viewings. he took my number and promised a call asap as he was in a meeting... but nothing from him.
Just goes to show, the property market must be *so* busy, he has no time for FTB with deposit and keen to view! I can honestly say that if we even saw one home that was nice we'd put an offer in - but he was the first agent I rang to start viewing and no response!
Similarly last month we gave a local agent our info and he e-mailed back a one liner as to what were we after (I said a 2 bedroom flat0, then never e-mailed again...MFW #185

Further to post 2155. Estate Agent (miracle worker) has persuaded the surveyor by means of selling prices of a few comparable properties to increase his valuation from £280k to £290k! Our buyer who originally offered £295k is taking the line that the point of a survey is to find out what a property is worth and he is not prepared to pay more than £290k. We have strong interest from three other potential buyers and are now going to see what they will offer.
(Just to complete the picture when we had Estate Agents in two months ago their recommendations were:
1 Market at £250k to £280k
2 Market at £300k (expect to sell at £285k to £290k
3 Market at £280k to £300k
4 Market at £280k to £300k)0 -

Seems a tad unfair to me, it was valued at £280K by the surveyor originally, you yourself were shocked that you got £295k, the buyer has agreed to pay 10k over the original surveyors price, in a downward market, has paid for his survey, and you are playing him against other buyers?
You have an very good offer, there be careful you dont end up with no buyer at all, and have to wait a long time for another one, at goodness knows what offer then.Pawpurrs x0 -
I think we have to resolve the situation quickly. The other prospective buyers we had we told that the house was under offer but they expressed interest and wanted to be told quickly if the situation changed. The situation has changed in that the buyer is not able/willing (at present at least) to pay the agreed price so we have no obligation to him, although I agree it is sad that he may have wasted money on a survey.0

It could potentially be downvalued again, by the next surveyor, if its not the same one used again. Or you could have no problem next time, personally I would be pleased that they are willing to pay £290k when the surveyor has initially indicated £280k.
