  • hello, I have been lurking on this thread for a while and have found it a most supportive thread. Our three bed house has been on the market since end of January and have had one price drop since then (£200k to £190k) We are coming to the end of our 14 week EA contract and have decided to change EA's. We have had quite a lot of viewings but no offers yet but felt that the first EAs have really lost interest after the first 7 weeks had gone by without an offer....

    Anyway, we have had some very recent viewings and I am a little confused as to what will happen if these people come back to make an offer in a couple of weeks (wishful thinking!) but end up going through our new EA. Will our first EA try to claim the fee for the introduction?

    Hope this is not too long and rambling and that it makes sense!
  • On thursday we instructed our estate agents :eek: very excited and scared!!

    we are putting it on for what i paid for in 2006 - £89,950 its a 2 bed flat in a nice area of nottingham.

    We have now started looking at houses, we have a 50K deposit so all systems go go go!!

    Our house has been on the market since last August. A 3 bed ex-council, was originally on for £90k. It's all recently decorated and we're leaving all the fittings/appliances. We had about 15 viewings but everyone said 'didn't like the street/area/no drive' and variations of such.

    Eventually our EA said 'look, this needs to be priced for first time buyers, drop it to 83k' so we did and one of the next viewings wanted it straight away. It only took us a week to find the one we wanted and we managed to knock 5k off that so it compensated for the drop in ours.

    We're most of the way through the solicitors process now so fingers crossed contracts should be signed soon.

    You should ask your current EA for a list of everyone they have sent details to and those who have viewed. Agree a timescale during which they should be entitled to their fee (agree that with your new EA also) and give a copy of those details to your new EA. That way there is no confusion over who is entitled to what.

    Well after experiencing the joy of getting and accepting an early offer when putting the our on the market (less than 24 hrs) we learnt today that our buyer has dropped out.

    Our buyer , who was prepared to wait, has decided they couldn't wait and therefore withdrawn their offer at midday today :confused:. To say we are dissapointed is an understatement, especially as I placed an offer on a property at 9am this morning.

    I actually feel worse now, because we missed out on a number of viewings (first viewer made the offer) and therefore are now 'hidden' in the depths of rightmove searches...

    Oh well, back to keeping the house clean and tidy in hope of getting some viewers.....

    Well, had our viewers round today. A lovely couple who seemed interested etc but knowing the joys of house selling I'm not too hopeful! Where is Pawpurrs?

    We've also had a bit of crap news today, though not as bad as yours! We've found out that the lady who owned our house never had it registered, so its either going to hold things up or cost us more money in legal fees getting it sorted....:o

    I'm proper peed off because even though the house has been on the market before Xmas, the HIP was never actually completed, had it been it would have been picked up long before now!:mad:

    Hi, I'm sure this has been asked before but as the thread is over 100 pages long I only had time to read the last few to get an idea of how things are going on the market. I've heard that it's a good idea to get about 3 EA's to value your property before agreeing who to go with and how much for. Is that right? We want to sell, pay off our mortgage and secure loan then rent. What are good EA's to contact? We're in the South West btw.

    Good luck, Sunshine. Where abouts in Nottingham are you looking to buy? We've just sold (STC) our house in Hucknall and are hoping to Buy in Ravenshead. :D
