I didn't really want to post this, as it might be tempting fate
but we received an offer on monday, negotiated a bit and have agreed on an amount that stretches us to the absolute maximum. It was worth it to secure the house that we really want (they've taken quite a drop for us too), and i'm so excited, but SO nervous of something going wrong
Our buyer is a cash buyer, in rented so no chain. We'll also be cash buyers, and the house we're buying is the end of the chain. So 3 of us in total in the chain. Fingers crossed it's a smooth ride

Another good thing has come from us accepting this offer - the buyer wants to pull the whole place to the ground and build a huge architectural house in it's place... and he's said that we're pretty much free to take whatever we like when we move (we will have to check with him, but this has come from the EA, so hopefully has been verified).
So my gorgeous range will be coming (would have had to buy a cooker for the new place, and now won't have to!) and my double wood burning stove can come with me too (oh, how i was going to miss that!)
I think my mum and dad are going to check if it really is ok to take ANYTHING as he's knocking the place down, and if so, they're thinking about taking their fitted kitchen, and us oursI know it sounds really tight
but if it's going to be thrown away anyway and we're going to need new kitchens at the new place... well... i'm not too proud to take everything AND the kitchen sink with me

I haven't posted much about our sale, not wanting to jinx it, but we just exchanged (woo hoo) three months after agreeing to the sale, complete by the end of the week. The delay was just down to the buyer's solicitors - we were ready 6 weeks ago, the buyer was ready 8 weeks ago, hence all my posts about not going with the cheapest solicitor.
The EA suggested we put it on the market for £120k, we put it on at £115k n September and reduced the price monthly, taking a lot off just before the new year to stand out to all those people who were hopefully about to start looking after Christmas - £90k. We were nearly always the cheapest two bed flat in the area, a two bed flat similarly priced to the one bed flats.
Got the offer in February and have sold it for 70% of the price suggested by the EA, and about the minimum we could afford to get rid of it at.:D0 -

Whooo! Some expensive building plot, but then finding one large enough to take a 'Grand Designs' house isn't easy thse days.
Imp, I know flats have taken a hammering, but you've had a good strategy and it's paid off. You've succeeded over those who've hung onto their prices, though many have had no alternative if they bought relatively recently. I think our contributor Lou Blue is one of those.0 -

We have just agreed a sale and purchase price and instructed solicitors, and it's scary to think I could be moving in 6 weeks, lol!

I agree - if you get the buyer's agreement in writing - go for it... Just wait until after exchange until you rip the kitchens etc out (just in case the sale falls through...).
