had second EA out today she was lovely and was really shocked we hadnt sold said she was sure there was going to be something wrong with the house. anyway she took loads of photos will go on net mon/tue they putting it on on mon but she said it can take time to appear. and its going in paper next week but the best bit is they are going to start phoning people on mailing list tomorrow with our details. so fingers crossed we may start to get somewhere. by the way she said market is definately picking up FTB (who can no longer get 100% mortgage) have now had time to save deposits and because its been in news that prices are going up again (dont know where mind ) people have decided now is the time to buy to get in at the bottom and hopefully make a profit in a few years. sounds promising for us all lets hope its true.:coffee:i find a cup of tea can solve most problems:coffee:

Sorry, I knew I'd phrased that wrong, lol, I meant we've both had mortgage offers in writing, copies with both solicitors.
It'll have been almost a week on Monday since we agreed to pay for half the roof doing so I'll be making a couple of phonecalls/sending emails on Monday i think. Don't want to be too much of a pain but by the sounds, our buyers are as keen as we are so hopefully they'll be chasing up their end, however they are FTB's so don't have much experience and if they're anything like we were 10 years ago, they'll be happy to just go with the flow...:o
Ah! Ok, then get chasing from your end and keep chasing... (in a positive "we want to keep an eye on things to make sure they are progressing" manner). Many solicitors are "happy to go with the flow" as, you think, are your FTBs... so someone, somewhere, needs to chase. If everything is through, then there is no reason why not to set dates for exchange and completion.
If I was you, I would speak to your solicitor first thing on Monday (or email them if they are responsive to emails - my solicitor was, but not all are...) and say that - assuming there is nothing else outstanding - you would like to agree both the exchange and completion dates by the end of next week. Infact, if possible, ask if you could exchange by the end of the week.
Solicitors just need a gentle prod in the right direction occassionally... just to get them moving.

Well both our current property and the future property are now showing as STC on Rightmove.
I was just wondering if anyone knows what happens now? There is no chain other than us and our buyers - the new house is empty and our buyers are FTB's - we've both had surveys done and mortgage offers in the post. I do know that contracts have been sent to our buyers solicitor...so what next? How do we agree on an exchange and completion date? Will we be contacted for anything in the next couple of weeks? Should I be chasing anything up? Will we exchange and complete with both buyer and seller at the same time?
You are in exactly the same situation as us, the next thing will be valuations from mortgage company only advise I can give is make those calls make the EA and solicitor earn their fees or commission!. It is a frustrating waiting game we are still waiting to exchange but looking more and more likely to be next week so have fingers crossed. Our buyers are pushing for a completion date which is music to our ears as sounds like they chasing all the time same as us.0 -

The market has picked up, yes. Sold prices? I'm not so sure. The vested interests have been talking things up in the media as much as they can, and it's the least we should expect of them. This is definitely a much better time for selling than 6 months ago.
According to the press, there are 4 million people out there waiting to buy, though how they know this is less clear. They never asked me!
As a potential buyer, a bit of movement in the market is good, because my sector's dead on its feet and some new properties would be nice.
As a father, I hope prices stay low for a good few years yet.0 -

Regarding house prices the town I wanted to move to has very limited property on market in our price range so have kept an active interest in prices.First had crazy ideas of moving in September so started looking at right move so quite clued up on prices as like I say so few that ticked all the boxes for us.
And every single house that was on at a good price or dropped have sold. All the ones still the same price are unsold that speaks for it's self.
The house we have bought started out at £250k then £239k then £225k we got it for £200k took almost a year for it to sell.0
