    Cant comment as dont know the area. But I do know some areas are only back to 2006 prices, so maybe they would be happy to achieve what they paid for it then, and have put the extra on for *offers* Have you actually viewed it, and decided you want to offer on it?:confused:

  • Not this one but about 10 others over the last 2 weeks. Not sure if I can face looking at any more to find when you get there they are wrecks or just insanely priced. Maybe it would be best to carry on renting for another 6 months and seeing if reality kicks in :confused:

    I do hope you're not just halfway there. We put our house on the market at the worst possible time (although we didn't know it) as it was just at the start of the downturn. the other thing is that originally I think we priced it too high as it was valued at just over the 3% stamp duty. We may have sold earlier if we had started the asking price at 250, but then who knows if we could have afforded to buy the house we wanted if we had. I'm sure you will get there in the end as you sound like you have priced your house competitively, fingers crossed it will happen sooner rather than later.

  • voted pawpurrs hope you win. geordie no probs il let you know how things go. fees are nearly double with this EA but its worth it if they can get sale its a fixed amount where as the 1st EA is 1.5%. its good to have someone whos in the same area to help judge the market.

    I felt a bit like this too when I first put our house on the market. However, my feeling now is that I have viewed a couple (if nothing else but to strike them off our wish list.) Don't want to view too many in case I find 'the one' and it sells.

    With regards to anyone viewing ours who hasn't already sold, well, they may sell theirs tomorrow! Also, it may help to get viewers regardless of their position through the door and give you some feedback.

    Pawpurrs, we went to see a house today and it is a serious contender, just waiting to find out about one we really like, but has tenants in.

    The one we saw today is in a much nicer area, has a downstairs loo and a study, plus a conservatory. It also has a seperate dining room. So all good.

    Just got to wait to hear from the first vendor before we'd offer on the house we saw today.

    Fingers crossed for you, you have a lot of interest, remember, it only takes one. ;)

    Just had a look on RM, and the one I saw yesterday has gone SSTC allready, only been on a week or so! Needed loads spending on it and it was tiny, the price rag was small, but even so cant see much profit so to speak, as it really was a dolls house.

    We put our house on the market about 3 weeks ago. We have had about 6 viewings - one offer 12,000 under asking price which we refused. One lady possibly interested and waiting to hear feedback on the viewings this weekend.

    I hate having to keep the house tidy - my poor children think I have gone mad.

    Welcome to the thread Liz, sounds like you have had a good level iof interest thats good. 12k under, what sort of price is yours on at? Would they not increase at all? Fingers crossed for the lady who seems keen, I know what you mean about keeping it clean and tidy, hsnt worked for me so far, so might try the other tack......the lived in look!;)
    Hope it doesnt take as long for you as it has for some of us here.
