Thanks for the warm welcome. I think I may be around sometime as I know the market is not as good as the last time we sold (2004 and offer after 12 hours).
House is a three bed terrace on the market for 139,995. EA was even embarrassed with the offer but at least people are showing an interest. The couple were at there limit with the offer of £127,500.
Hopefully will get feedback on weekend viewings tomorrow, plus other lady will have hopefully made a final decision. She has viewed twice but we were one of a number of houses she had been looking at.

alm721-you're right of course; any viewer is a potential buyer and i've come to the conclusion that even if they don't want to buy the house then at least i'd get some feedback on what they thought. As it was they thought the kitchen was too small, which it is!!!!!

got a phone call from the EA on Saturday; have got another viewer booked in for next sat. I was driving so my boyfriend took the call so have no idea what position they are in but as i said above, any viewer will do for me at the moment! Luckily, i'm not living in the house at the moment so all it needs is a bit of a dust and hoover once a week which suits me as housework is not my favourite hobby. It also means that i've managed to disassociate myself away from the house and have no emotional attachment to it anymore. The price is good, bascially i've undercut everyone else with a comparable property so am hoping that my strategy works.
here's hoping everyone has some positive outcomes in the very near future.

one weird thing about selling is that people who are keen seem to be in and out in about 5 mins the people who linger are not usally buyers, yes you are 100% right to allow anyone to view the reason is people talk and word gets round....good luck im going on the market myself soon as i do believe its a good time to move upwardsmy bark is worse than my bite!!!!!!!!0

That's what I'm doing. Thanks to fixed interest rates, it is still paying me to rent & I intend to have a nice, lazy summer on the proceeds if I can't buy at the right price.
