Haven't been around for a couple of weeks, but have finally had the photographer around to do the pictures for the brochure. The house I'd been lusting after for so long has finally gone 'Under Offer', which really puts me off selling as there is absolutely nothing else out there that I like, but who knows what might come to market later.

We've been told that we should be looking at achieving -30% of what our house would have been at the peak - which brings ours down to about £210K. Perhaps your £250K is still a bit too high if it was £280K at the peak?
Agreed. Our was on for 290k at peak and went for 200k (after being gazundered 25k) in feb this year, we got a fair bit of interest at the 225k mark. I'll also add we paid more for it in 2005 than what we sold it for and it had a total upgrade and single story ext in the 3 years we had it.0 -
Elona, my house too would have been at about the £280k mark at peak, I think £250k is still too high although £200k may be too low. I have renovated mine and its now on for £240k which is less than I paid for it, so somewhere in the middle £225k to £230k seems more realstic?

Have bitten the bullet and reduced to £249,950 and told estate agent we will be flexible and realistic.
It means that anyone looking for a 4 bedroom house in this town (because of the grammar school) under £250K will have only four houses to consider.
At £260K there were about 8 houses to consider.
Have also asked to have the house advertised next week - if there is going to be a bull trap or Spring bounce, I want to benefit from it.
Convinced DH remarkably quickly.

Bit of an update on us, EA called today to say buyer has had Homebuyers report and apparently we need a new roof
, sounds like the only thing that was thrown up anyway, so it could have been worse. She said buyer was calling around for a few quotes before getting back to her and would let me know when he did. she didn't know whether the roof repair was a condition of the mortgage offer or whether it was just something the buyer wanted doing himself. she also didn't know whether it would need fixing before we left or whether he wanted it knocking off the purchase price, etc.
After having a bit of a panic, I rang around a few roofers myself and managed to get a quote for 2.5k all in, with full guarantee, if worst case scenario we will pay for it ourselves and get the full offer price still, but I don't know whether we would normally be expected to pay it all, or half or what?

At least they still seem to want it and its the only thing the survey has come back with.

Hello, how did the viewing go today?
The whole roof could probably do with doing, but I don't think its urgent, ie there are no leaks to our knowledge - I know last year we had a shared chimney stack repaired and the roofer mentioned to our neighbour that the roof was looking on its last legs.
My reckoning is, if we do get it done, and then they go on to pull out (please god no!), at least the house will be sorted and there'll be no nasty surprises with the next buyers, iykwim...my worry is, if it just gets taken off the purchase price, he might not get his mortgage...0 -
Hello, i'm new here but have lurked around for some time and you all seem like a friendly bunch. I'm in the same position in that I am selling my house; not necessarily because it's become a financial mill stone but because i'm moving in with the boyfriend and despite the credit crunch/recession life must go on!
The EA took the photo's on Monday and I had my first viewer today! It's not even on Rightmove yet. However the viewer hasn't even had a sniff of an offer on her house so it was a pretty pointless exercise showing her around!
Am hoping that the bank holiday weekend brings more potential buyers out of the woodwork.
Really, really hope that some of you get some luck too; I've been reading all your ups and downs and my heart goes out to those of you who have had your hopes raised only to be dashed.

Hello, Ellibobs. Life does, indeed, go on; though it may seem a weird kind of 'half-life' when you are trying to sell.
Your first viewers might not be 'pointless' if, like one of ours, they come back at a later time and buy. Obviously, I hope you don't have to wait as long as we did for that to happen.
Devilot, a roof repair is a pain, but much less disruptive than an inside job. As you say, it will be essential now, regardless, but £2.5k isn't ahuge amount in house money terms and, as pawpurrs says, you might negotiate a contribution from the buyers, especially as you've done the chimney already.
Elona, you're obviously watching your market very carefully and sizing-up / beating the opposition, which should pay off. This time last year I failed to do that, I think, though things were a bit different then. What a difference a year makes....0
