    Not a moments thought for the poor vendor, who had you trotting around their home in good faith after probably spending a great deal of time getting their home nice and tidy for you, and what for? a bunch of time wasters.

    If you have an EA you can trust, they will usually point you in the direction of efficient solicitors, as it's in their own interests to have a speedy sale too. Be wary of the old boy network, though. Ours gave us a choice of three or four, with a quick summary of pros ansd cons.

    However, we've used the same solicitors for years. Our agents weren't impressed when we told them who it was, saying:'Oh well, we'll just have to stay on their case.' The solicitors sounded similarly unenthusiastic. Their response was: 'Oh them, they're like terriers, snapping at your heels!'

    We therefore knew it would be OK, at our end anyway!

    In all seriousness, how would you pick an estate agent and be confident they were going to present your house in a good light? There are so many stories of bad estate agents, I think a "secret shopper" exercise is a reasonable way of finding one who will sell your house, rather than relying on the house selling itself.

    How you are treated as a potential buyer is enough. You don't actually need to view properties to know if an estate agent is making the effort to present you with details. An EA is never really going to sell you a specific house, the house does that for itself and that is the vendor's territory, not the EAs.

    Mystery shopping your competitors is not the same as mystery shopping an EA. I've never felt the need to do it - there's enough info out there on properties without needing to step through the front door and put them through turmoil. You can understand exactly how much effort go to before a viewing and then how hopeful they feel after a viewing just by reading this thread.

    We sold the flat, but were completely dispassionate about it. We had already moved on mentally, so it wasn't our home any more. It was a noose which we had to cut. We welcomed every viewing but we are not going to celebrate anything until the money is in our bank account. Until then it is still a burden.

    So while we were selling we didn't go on this emotional roller coaster some people seem to be going on. We just got on with it, put ourselves in a certain frame of mind. I guess I expected other people to do the same.

    As for mystery shopping EAs, my experiences as a buyer have been.

    1) travelling for 4 hours to view a property for the EA to not turn up
    2) another employed two elderly, scruffy gentlemen to do the viewings. I call them viewings, they basically unlocked the front door
    3) telling us how rubbish the area is
    4) not knowing the basics about the house, such as gas or electric heating, council tax band etc.

    I could go on. I didn't want my potential buyers to experience these things, so I checked the EAs for myself. This is meant to be a thread about help and support for sellers, making sure your EA is up to scratch is vital, however you do it.If you end up with a bad EA, that's your problem, not theirs. Why all this abuse for suggesting a simple way of stopping problems in the future?

    Not abuse: just annoyance at your lack of empathy for sellers. It doesn't take a genius to read a few pages on this thread and see that many people are not able to be as "objectively logical" as you are...

    You are on a thread about people having difficulties selling (at a difficult time): since you admit to not giving a care to completely wasting sellers time, you can't really expect to get a warm response...
