Why all this abuse for suggesting a simple way of stopping problems in the future?
Please. It's certainly not abuse. JPeople disagree; some quite vehemently because it is evidently a very emotive thing for most vendors. It's a major life event for the majority, I'd say. Surely, you must now be able to see from the reaction you've prompted that many vendors don't like it at all?
You can ask EAs as part of an interview process who carries out viewings, whether you can meet them to show them the house beforehand so they know relevant details if you need them to conduct viewings. Agree that only a certain person will conduct viewings etc. Have a 'service level agreement' if you must (a phrase so overused at my workplace I might as well do it, lol!)
You are very much in the minority if you don't care if complete strangers who have no intention of buying your house have wandered around it and taken up your time - whether that be conducting a viewing or preparing for one. Indeed even if you have 'moved on' mentally then it's often quite frustrating in that respect also ,if people are viewing but aren't buying.
What properly honest feedback can someone give on properties they've never had any intention of buying?
It's what I do - I can be objective and bide my time but I don't like, in fact, I'd admit that I resent, having my time completely wasted. I'm happy for my house to be a 'maybe' on someone's list, I'm even happy to conduct a viewing for someone who isn't on the market yet, if there's a genuine possibility that they might want it; but my hard work still goes into conducting viewings and my house is not a tourist attraction.Everything that is supposed to be in heaven is already here on earth.

Hello all - hope you don't mind me joining in? My house went on the market today so am hopeful for any viewings at all. OH and I split a few months ago and neither of us can afford to stay in the house on our own. My job is moving quite a distance away in September and with a 6yr old who needs to get to school, it will be impossible for me to travel to it each day. As you can see, we really need to sell the house as soon as possible.
We are very realistic and luckily have a lot of equity in the house so will be able to drop the price if necessary. Mind you, the EA has assured us that it is priced correctly and we ought to have an offer within 6 weeks. We shall see.0 -
Welcome Leothecat, I wish agents wouldnt say things like that, ought to have an offer within six weeks. I hope you do, but theres no rhyme nor reason in this lark. Some overpriced crappy houses seem to go u/o straight away, while nicer cheaper ones remain on the market. Its a question of finding the right person, and that is very difficult to know when that will be.Pawpurrs x0

Estate agents phoned and the people who viewed in January would only be interested in buying at £200K max!!!
The house was £280K at peak and we came down to £260K months ago but would be flexible.
Now going to talk DH into pricing at around £250K and putting in an advert in April to see if that makes a difference.
Other houses seem to be taking themselves off the market without being sold or rented so maybe fewer houses in the area on Rightmove will work to our advantage. Sigh!!!!!

I thought that too, and the EA suggested a compromise offer but they were adamant £200K was their limit.
The annoying thing is that normally the houses in our street sell in three months as they are very unusual and sought after. In the last 18 months four out of about 14 houses have been up for sale which is unheard of.

We've been told that we should be looking at achieving -30% of what our house would have been at the peak - which brings ours down to about £210K. Perhaps your £250K is still a bit too high if it was £280K at the peak?0
