    Personally, I think doing viewings and viewing others' properties are equally stressful activities.

    never mind geordie we have had that a couple of times even though there is a floorplan and sizes on our details i think sometimes its an easy excuse that wont offend anyone. we have only had 2 types of feedback house too small and not sure about the area. if you view a house and theres nothing wrong with it its just not the right one for you you have to give some feedback so im guessing you might get similar answers to other viewings. unless you sell on your second viewing that is lol.

    Fingers crossed, but the EA says that the office has been very quiet since end of last week. Have installed property bee and am having a fine time checking out the competition though!

    Surely the agent should 'sex-up' a property. After all, their commission relies on sales!!

    ..... We went to see 2 properties last week: On the first one, the estate agent turned up 20 mins late withut an apology. She then opened the front door, told us to have a good look around, then preceded in taking her shoes and socks off and scratching at her flaky feet!!! "Ooh, I was out until 4am with me high heels on...the nightlife round here is great!"...what a great sales technique...

    The agent for the second property, again turned up late, and showed us around the house, who didn't have a good word to say about it....it was as if I was selling the house to him!!! He said the basement rooms were "a bit crap", and the tiled polished floors in the kitchen were "a death trap!!!". He had also explained that the sellers had fitted some "cheap rubbish kitchen units and cheap laminate floor to get rid of the house asap".....needless to say we ran a mile.

    Thats unbelivable! Panicking now as I decided to paint the outside of the house, and of course it looks a lot worse before it gets better! And now it looks like a bombsite! And I have a viewing tomorrow!:eek:

    Estate Agents are a BIZZARE bunch... I emailed the EA who sold our house, early last week, to request that she put me on her register as an interested buyer (explained roughly how much and what we were looking for). No reply at all. Got a phone call yesterday morning from her boss about a property: so the message DID get through (and they know that we are looking), BUT no initial acknowledgement....

    Still no news for us! Fed up with it all now, exactly how long does it take for a mortgage offer for FTB?. This has been holding us up for weeks now.

    Well I'm about to join your ranks as a seller. Good to see some success stories, but also very disheartening to see some of the problems people have been having.

    Just having last minute doubts about my choice of agent now - I picked them based on their level of website coverage, as there didn't seem much to choose between the ones that came round (all valuations near identical at about 130k).

    They've offered me 1.5% fee with a 12 week lock-in - doesn't seem too unreasonable, though I'll obviously try to talk them down a bit. I don't want to get their fee down so low that they don't have any motivation to try to sell my house. What do people reckon about the 12 week lock-in? I can't imagine I'll be able to judge how good this agent is in less time than that (unless they're really terrible), so I can't really see a problem with this.

    Hoping to get to a stage where I don't just constantly panic that there's something dramatically wrong with my house - I don't think there is anything major wrong, but can't help worrying that I'll get an offer then lose the sale on the survey.

    Does this get any easier to deal with on subsequent sales? Don't think I'll be trying to move again soon after this time. :)

    Well turns out not only are we waiting for this our solicitor has been in no hurry sending out contract to our buyers solicitor despite her telling me Friday it was being done that day. She now on holidday and buyers solicitors still not recieved it. So more fed up than I was few hours ago!!
