Well, had our first viewing booked for 2:30 yesterday afternoon. As my wife was out late the night before i picked up the kids and literally spent from 5 pm till 11:15 tidying the garden and cleaning and decluttering.
took the afternoon off work, and then at 2:30 precisely got a call from the estate agents telling me they'd cancelled
So 5 hours of back breaking, plus a half day holiday lost. Cheers.
I sympathise totally, we have not had any cancellations, but worse, we have had two lots of viewers simple just not turn up, which I think is incredibly rude.
Well good luck for those of you with viewings booked this coming weekend.
We are actually thinking of taking our house off the market, I am sick of the stress of it all, plus hubby wants a caravan instead! LOL, Men!!!! (We don't NEED to move, would just like more room.)

:mad: Really fed up still not exchanged contracts!, Our buyers solicitor has not had paperwork from our solicitor dispite us sending stuff back ages ago. Why are they so slow and why do they fob you off on the phone making out it's someone elses fault blaming each other etc. I hate this house buying/ selling lark with a passion.0

We have now had 26 (!!) viewings since mid-October. House is 25 year-old, 2 bed, mid-terrace. Freshly painted, new carpets, lovely kitchen. Had one offer which we accepted and then buyer's buyer pulled out. She still wants it but hasn't sold. Had an offer (the only other one) this week for a silly price, which the agent thought was taking the mickey,15k below the asking price (which is £112,500, reduced from an initial £116,995). Agents are good and proactive. Always try to get a report back and mainly v. positive ones. A couple didn't like location and then others just decided on other properties.
Have compared with other similar properties and can't see any problem with mine.
All a bit depressing.0 -
The Estate Agents rang me this morning. The couple who offered on mine and then changed their minds have changed their minds again!!

Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.

Had to leave the viewing in the hands of my OH as I was meeting my BF in York for the day and had already booked the train tickets. He was well versed before I went!
They stayed about 20 - 25 mins which I think is OK bearing in mind the size of my house (does anyone know what the norm is?) and appeared to make the right noises. I left the house like a show home so couldn't have possibly done anymore from my end and the weather was very kind, sun was shining. OH and 2 kids were forced to trail the parks as the viewing wasn't until later in the day and didn't want any undoing of my mass tidy campaign!
So fingers crossed we will get some feedback tomorrow......0 -

HITC, 26 viewings since October says you are doing something right! Plenty folk here haven't had that many in a year.
In comparing with other properties, are they selling or just hanging around? Don't forget, some of those others will be willing to drop 10%+ on their asking prices, depending on how long they've been around, how serious they are and so forth.
Being competitive is one thing, but being noticeably better value is what gets sales. Buyers are very nervous. As others have said here, the next couple of months offer you the best chance of a sale, so it's into those that the main effort should go.0 -
Viewers came yesterday and husband seemed impressed by the size of the house and period features etc. His wife hummed and hawed about needing to change the kitchen and bathroom and it would be expensive and then said she thought the house would be too big for the pair of them.
They were then going to view three new builds!
The size of the house was clearly described and they had bought a period property before so don't know why ours was a surprise.
DH thinks they will just go for a new build and they just viewed ours as an extra while I wonder if they just want to see how big a bargain they can get and are doing a "bluff" with us.
Never mind - I now have a much tidier house!!! Sigh!"This site is addictive!"
