Just an update from me, we're having an Homebuyer's Report carried out on our property today so these buyers seem a bit more serious than the last lot...
For some reason though, I feel extremely nervous about it, I'm convinced its going to throw up a whole host of problems, not sure why!0 -

Devilot, the Homebuyer's Survey is not that detailed and, yes, it does indicate a degree of seriousness on the buyers behalf, but that's a good thing. They must also feel that your house is not demanding of the full structural survey.0 -

Still no viewings my end, and just to make me laugh (or throw myself into despair
) last weekend I looked at our house on Rightmove, and instead of saying 'offers invited' it said 'offers in excess of' !! It took me from 10am Monday morning until 4.15pm to get through to the EA as the phone was engaged every time I tried (was hoping they were really busy but not so sure!) and explained the situation. It was still like it yesterday, but managed to get hold of the branch manager who I then had to explain to again, even though she had 'a note on the desk' but luckily enough she rang back a couple of hours later to say it had been corrected. I think we will reduce the price once more, then sit for a while as nothing else seems to be reducing, or selling. A house down our road with half the garden we have, and a bedroom less than us is on for 5k more and has been at that price since we came on the market. Makes you wonder if they want to sell!

How old is your house Devilot?
Its 'old' - I think about 1930's, it could even be old, why don't I know that?
The surveyor was very nice, obviously he didn't give anything away but after I wondered if people (particularly FTB's) tended to panic after HBR's he said that they do, but he provides his contact details with the report and advises them to discuss it with him, so he can say things such as 'yeah, this is in bad shape, but for the age of the house, it is OK'.
They should get the report middle of next week-ish.
