To those selling in these difficult times

Would emigrating be the best thing right now? That is a mass expense and worry of uncertainty even in a time when the world wasn't hard up. I have a two separate friends who emigrated to Oz, and both are desperate to come back cause their situation has gone down, but they have totally run out of money and are stuck! Might be best to stay in Blighty whilst the world gets its purse straight again? It will get better, once the sun comes out and people are happy again we'll all be feeling good again! What has your EA said about the third timers, did he know they had somewhere else in mind?0

They have a place to sell, well three in fact! One has exchanged, one is SSTC and one is waiting to be sold. They thought they could purchase without a sale on the third, but have now decided they cant!
They had booked the second viewing on the other property through them as well, so may have others through other agents, who knows?
You could well be right regarding emigrating, its difficult everywhere. Where abouts in OZ are your friends, why dont they like it?Pawpurrs x0 -

We are inline with the local market but are cheaper than simillar smaller, less well presented properties on the same estate. I don't particulary want to cut the price now as I know that I won't get the asking price and wouldn't be in a position to negotiate a deal if the price was cut too much.
I will get onto property bee to follow up the history of those house around though.
And in saner moments I do think it has only been 4 weeks in a difficlut market
Hi geordiescouse.
How about suggesting to your EA that you have an "Open Day": get it advertised to get people through the door?
It IS a difficult market, but this is the best time in that difficult market (Spring and Early Summer). I think that houses not getting an offer by July are going to have a long, cold Winter on the market... We still have a few months 'til July though and you don't need a LOT of viewings - just the one right viewer through the door. Just attracting that viewer to view.

Oh pawpurrs, I am so sorry
There are just too many people out there who don't know their own minds... They sound like our first buyers (the ones who went on to gazunder). They REALLY wanted to buy somewhere before their mortgage offer expired (they were chain free buyers with at least 10% deposit and a mortgage agreed). Then they got "cold feet" over Christmas and New Year (when the media focuseed lots of doom and gloom on the property market) and gazundered by a "do or die" amount (I think that they just wanted to pull out, but thought they would have one last ditch attempt). We didn't accept the gazunder and it all worked out fine in the end.
People really just don't think things through properly. They put their "game faces" on (and say whatever they need to say) and off they go. I think - easy as it is to say (but not do) - you need to ignore whatever comes out of people's mouths (since it is rarely the truth)
Hope that you get more genuine interest VERY soon.

My buyers have now (a week after making their offer) decided they don't like the area!DFW Nerd No 953 - Proud to be dealing with my debts0

GRRRRRRRRRRRR sorry to hear that Suz, what is wrong with people, surely they should decide that before they offer. Hope you get some more interest soon. And that the wait between acceptable offers isnt as long as mine :rolleyes:Pawpurrs x0

Sorry to hear about the viewing being cancelled, the trauma of house viewings is going to be fresh in my mind for many months to come, if not years and even then I may need therapy.
Anyway, our chain has no end to it at the moment and I am really starting to worry that our FTB will pull out or force us to break the chain by going rented. However, we could try to get the people who we are buying from to break the chain also.
I tell you, its nail biting stuff, I'm down to me elbows already.0 -
Ahh pawpurrs - I don't know how long you had inbetween offers, but I'm guessing it was a long one!
I sort of pity the next few viewers (if I get any of course lol) because I'm fed up with it all already. When I sold my last house I only had 2 viewings and the 2nd one bought it. When he came to view I let him, his mate and his daughter wander round by themselves - might give it a go this time :-)DFW Nerd No 953 - Proud to be dealing with my debts0
