    Dont stress Hostie, its nearly allways like this, although I would be the same.
    Been busy painting the front of the house today, viewing for tomorrow still not confirmed.

    I have never sold before was a FTB last time it is just sooo stressful, but I take your words and they give me a glimmer of hope if this is normal!! lol.

    Well have been updated by solicitor covering mine whilst on holiday, there has been on oversight so not to delay further she will in the morning hand deliver to buyers solicitor just as well only round the corner from each other!. So am happier now!

    Wont get hopes up but hoping we exchange very soon!

    I agree... as a seller in the current climate you are tearing your hair out, whereas the estate agents and solicitors are just care-free skipping along.... :rolleyes: (some buyers are like that too).

    After our first sale fell through, I learnt to become my solicitors shadow for the second sale... I bet she was glad when we got to exchange :D. Ok I wasn't that bad, but I was checking in at least once a week, sometimes twice. I noticed that, despite checking in regularly AND asking her to contact me IMMEDIATELY if she needed anything from me, it would still sometimes be a couple of days after a fax (with queries from the buyers solicitor) arrived with her, that the queries were passed on to me. I guess they prioritise their work and ours doesn't always reach the top of the "to do" list as quickly as we would like...

    Saying that, this solicitor is WAY better than our previous one...

    So what are people's strategies for picking solicitors/estate agents.

    For our estate agent, we pretended to be buyers looking for a house which was identical to the one we were selling. We registered with the agents and went on viewings with them. We went with the agent who we though treated buyers the best.

    For our solicitor, we rang around the local solicitors and talked to them about the sale/purchase and any difficulties we forsaw. Any solicitor we couldn't get through to and didn't return our call we struck off the list. We went with a solicitor who charges by the 6 minutes rather than a fixed price, so he is incentivised to carry out work for us. Our purchase took 5 weeks from making the offer. Our sale is taking a bit longer because the vendor's solicitor is being rubbish, but our solicitor is helping them along.

    Viewing confimed and the front looks nice, freshly painted well the weatherboards at least!
    Fingers crossed for this one, the cherry tree is in full bloom and looks beautifull and the garden is weeded and the lawn mowed looks beautiful.

    The estate agent who got to sell our flat were happy, the others didn't have much to say, and we weren't too worried about furious vendors as we wouldn't have anything to do with them again, but we do think we got a reasonable estate agent out of it.
