Hi Cindie, we both accepted an offer on our house and made an offer on our new place on 28th Jan. Despite: our buyers taking 5 weeks to get a valuation done because they're on Mychoice Homebuy and it's slow: discovering a huge mistake on the Mr's credit file only because we were refused an AIP; our bank being idiots; and the house we're buying having to clear probate, everything is now in place to exchange next week, appointment to sign stuff is on Tuesday. It sounds as if you have everything lined up to move more quickly so I don't see why it can't happen.0 -

If they had their valuation done, presumably the surveys been done, if your buyer has recieved that, and there are no issues, then thats one HUGE hurdle over and done with.
How many viewings did your eventual buyer have before offering?
I now have a lady who wants to come back for the THIRD time!
That surely has got to positive...........hasn't it...? I had my viewing and judging by the strength of the EA's aftershave I had nothing to worry about with the curry:rotfl: :rotfl: :rotfl:

No it is Hellsbells, but they said they were deffo going to offer last time they came, and Im just getting fed up with it at the moment.
I have one buyer who said she was going to offer, booked a second viewing, didnt turn up and is now not answering calls.
One couple who came twice were gushing over the place, offered a ridiculous price, dont answer the agents calls, and then pop in and speak to them a couple of weeks later asking if still on market, say oh right will come back to you in a couple of days with an increased offer, dont, disappear again, then repeat above step a week later.
And this latest lot, so its driving me :mad:
Everyone is procrastatnating! If I see something I want, I just get on with it!!

Hello, Cindie. No, they don't realise, but that doesn't make them evil, just inexperienced.
After weeks of doodling around, not quite getting the finances in place, the FTB at the start of our chain went into her solicitors to sign the contract & then.....took it away to show her Dad! Perhaps he was putting up quite a bit of the money, but one wondered why he didn't just go with her. We were getting serious pressure from the letting agents to sign their contract, but there was no way I could risk over £7000 like that. Meanwhile, it occurred to me that she might be planning a lst minute gazunder as well and, knowing how wobbly at least one of the other parties was about reducing prices, I imagined that might lead to the end of everything.
As it happened, the contract was returned, duly signed, and next, the FTB was wondering why we put back the date of completion! I could have told her that some of us have a little more than might comfortably fit into a small Luton van, but it wouldn't have done the slightest good.

We haven't completed yet, but have exchanged contracts (completion on 15th April).
This is our second lot of buyers (first lot gazundered us - wanted a £40k reduction) - which was VERY stressful). We rejected the gazunder outright and the sale fell through. Second set of buyers (cash, investment buyers - offered same as the original offer (prior to the £40k gazunder) went from offer to exchange in 5 weeks. Without too much of a hitch (a little bit of a squabble about a microwave, but resolved in the end...).
There ARE deals to be done out there... BUT it depends on price and the genuineness of the buyers and the sellers. If you ask a fair asking price and get a reasonably good offer from genuine buyers, it SHOULD be smooth. BUT there are quite a few idiots out there (both buyers and sellers - with unrealistic expectations OR who haven't done their research), so it is a bit of a minefield...
Be fair, genuine and realistic and treat EVERY viewing as if it is "the one" (we only had 3 viewings - two of those proceeded towards buying (the gazunder buyers then the successful buyers)). The realistic asking price is to get them through the door. Once they are through the door, you want the house to sell itself. Then you need to be realistic about the offers made.
