Well we had a lengthy discussion with the EA. He wanted to put it on at a higher price. There is another house in the next road very very simliar to our apart from the fact that our garden faces west and we have off street parking - ours is priced £3k less.

The only way we will know about the price is by viewings and offers.

Hello jstallan. Parking can make a real difference and, for me at any rate, a west-facing garden is perfect. The sun in your garden in the evening is something that really adds to the glass of wine and the smell of the barbie!

Good news here - we marketed in mid January and have just completed the sale of our house. We put it £10k cheaper than like for like in the area (which we overpriced in our view), and it went for asking price.
For everything else, there's MSE :T

    Evening All

    Nearly packed !!!

Went to look round a rental today-what a shocker, the third bedroom would nor fit a single bed (apart from standing on its head) even the EA agreed that it should not be classed as a bedroom.

I am planning on having a lovely glass of wine tonight, feels a bit bitter sweet leaving here. I am really glad I am moving and can not wait til I am in my forever home but this place has been a good home. Oh well a house is made of bricks and wood a home is made of us and love.

It is lovely to see so many new people, I intend to linger here a while, will keep you all posted.

WE complete on Tuesday, but I will be out by Sunday.

It has been a bit complicated really, OH put his up late summer 2007 he had 2 sales fall through. The original plan was to sell his first then mine.

We both put them up again in August, OH is set to complete mid April.

The house we are buying will be available in June (long story there daughter is emigrating in June, she has sold her house and is back living with her parents. they want to buy a smaller house and have the money to be able to spend half the year here and half the year in New Zealand). The House is just perfect for us and worth waiting for.

I had not noticed the sight is closing I will get withdrawel.

Eagerlearner, I know your agent is giving rubbishy service to their clients, but a face to face, or even a phone call, is always so much better than t'internet, impersonal as it is. Last week an agent hinted to me verbally that a vendor was in dire financial straits and would possibly accept £100k off their asking price, but she'd never have done that in writing!

I'd agree - if he had written back since! So far he only sent me the one e-mail asking what price level we were looking at - that's it.

I think we'll keep our eyes peeled and eventually contact another agent. Thing is, I was willing to give this one a first shot, as his last sale with us fell through but was none of our faults.

As FTB, with cash deposits and an IFA in place, I felt the least he could do was write back a second time and ask me to call in, or state a few of the options he has on offer. I would love him to have then said anything about possible places on the phone, or attempted to get us excited about even just one property.

This way we will now wait til next month to even look, meanwhile, prices keep falling further and banks restrict lending more, or interest rates are rising re mortgages. What's the best thing for a keen FTB to do?
