    It must have come up as an area of subsidence, thats all, quite common, doesnt mean your house has had a problem. Are you aware if the house has been underpinned?
    What sort of age of property is it Devil?
    Did you have a survey when you bought, was it mentioned at all?

    No idea if its been underpinned, its an old house, I think 1930's-ish (I should know for sure really!), we never had a structural survey when we moved in as we just wanted a house of our own and quickly, I was a little bit pregnant, lol.:o

    Gah, I'm quite concerned now! There's nothing in the searches done for our HIP as far as I can see, but then I don't think there would be - I've found somewhere where you can get a full report for either £31.50 or £51.00 but I think thats up to the buyers to sort out, isn't it?

    Oh another weekend of stress and worrying ahead!:o

  • Well my 4:15pm viewers have been and gone and they smiled the whole time:D i even heard a few wow's and awww at the bedrooms ( bubble car beds in kids rooms and ive got a huge 4 poster + loads of space in my room too)

    They are looking for a BTL which needs next to nothing doing on it, they already got someone who is going to rent from them and they told me my house fits the bill:j:j

    Fingers crossed for an offer or even better ive got another really keen viewer coming on tue night .. i might get a bidding war ***charlotte goes off in a dream world and back to 2007 :rotfl:***

    Well we are at a 'medium' risk of subsidence and we are in a coal mining area - which we did know already as its a mining village! I think if they wanted to buy a house without this risk, they'd need to live somewhere else altogether!

    Oh well, no point worrying until it happens. *sigh*

    Medium risk is quite common, my postcode says the same, and I know a house up the road has had a problem, but my house is 500 years old and hasnt got a problem, Im sure they have just gone on a site like that, and its nothing to worry about, try not to worry.

    prices have dropped 16.5% according to the land registry.

    Thats:

    £25,387 per year
    £2,116 per month
    £488 per week
    £70 per day
    £3 per hour
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    Hi,

    So how did they know and you didn't.

    Ours was underpinned back in 86 and says so on the HIP searches. We never knew until we changed mortgage lender in 2004, when the new lender sent us a load of forms they didn't want - one was a certificate for underpinning.

    We sued our conveyencing solicitor for negligence as he knew about it but declined to inform us (so did the seller verbally). At the time we bought, we discarded a load of properties that had been underpinned (stigma and all that) and therefore we would never had bought this place. We requested the complete conveyencing file from the solicitor (we already kept EVERYTHING we had recieved from the sale) which he could only get 70% right, but it showed that he had an affidavit from the seller signing over the guarantess for the underpinning. The court agreed there was negligence but could not agree we had lost money and therefore no further action could be taken - not even a 'sorry'. Gits!

    We obtained the plans for the undrpinning from the council, which showed the achitect. Spoke to the architect and got a verbal report on our house -all fine.

    We used the Law Society in the first instance and after filling in loads of forms, told us there was no case. Spoke to a solicitor who said there was and that we should invoke our 'legal cover policy' (if we had it) from our house insurance - we did have this were successful in using it (Norwich Union).

    Last point - We them had to tell our insurers about the underpinning. They were ok about this, didn't increase the premium but did increase the subsidence excess - which I was happy with. We renewal time came, I got quotes from other insurers and the differences were massive, mostly double premiums.
