    We dropped our price again this week, still no viewings booked. Total viewings so far (since Nov) 2. The EA still reckons we are priced correctly, and from what we can see we are the cheapest like for like in our area, but the market around here does seem to be stagnant, whereas where we are going to, the market has picked up quite a bit. Not good for us!
  • OMG.........I didn't realise how bad things really are out there!!!! We're putting our house on the market shortly having seen a house we want, but with what I've read here it won't be as simple as I want it to be. It's taken me a whole year to make the decision to sell, having own this house for nearly thirty years and practically rebuilt it. I can see I'm going to be a nervous wreck going through this process........maybe having second thoughts now!!!!!!???????

    You could be lucky, make sure you do your research and put it on for a reasonable asking price. Whereabouts are you?

    We're in North Devon, we've had 1 viewing already, although we're not officially on the market or signed anything with the EA, I'm waiting for feedback at the moment but won't hold my breath. Trying to get the house sorted for that viewing nearly killed me and there's no way it's going to stay neat and tidy with my lot!! I'm not sure if I can really do this, I've never actually sold a house that I've been living in at the time or that was a proper home before......I don't know how people cope????

    1 viewing already is great!, I hated the viewing part keeping house showroom style is draining with a small child!. But good luck with it. It does seem daunting but I can tell you it's worth it in the end. We put ours on market mid Nov had offer early Feb so i'm hoping and praying all goes through at moment!
  • Call me 'Stupid', but I've never actually sold a house in order to buy another house, so I am a bit confused as to whether you can make an offer, in principle, on a property when you don't have an offer as yet on you own?

    Please enlighten me someone, thanks in advance.

    It's pointless making an offer on a property before you have an offer on your own property, because no-one will accept an offer from someone who's not in a position to proceed (some people won't even let you view, although I personally think that's silly).

    No harm in letting a vendor / EA know that you're interested though (not too interested of course ;) ).

    You can but its not advisable to if you need to sell in order to buy.
    Reasons being that its all irrelevant untill that point, and any offer should only be accepted subject to getting a sale with a completed chain on yours.
    Plus there is no point offering untill you are sure the price yours will achieve as this could affect how much you can afford to offer on the property. Also with things the way they are now, the property you want could be reduced in price, by the time you are ready to make an offer that can proceed, there is no point starting to spend money on surveys etc, on a property that you could lose as you have no idea when a sale will be agreed on your own property. HTH.........tis a minefield!

    We put our house on at begginning of september had 3 viewings and the last ones offered 20k less than what we had the house on for we bartered them up and agreed an offer 10k less than the price we had it up for. They had some problems with there mortgage which are sorted now, and we are hoping to complete in the next couple of weeks. BTW house is in SE London.
