We acepted an offer on our house today from a buyer who has nothing o sell and in rented accomodation. A lovely man and his wie, absolutely fell in love with the house, plus another couple fell in love with it during the week and they ended up bidding against each other today!!!
We recently switched agents who have just been magic... we had never had so many viewings and the difference in the write up they done or us was incredible.
Property we originally wanted has now sold, but we will move into rented if we don't find anything.
Solicitors have been instructed on both sides, jsut hope now it all goes v smoothly........ phew!

Hi all
Managed to catch up with this thread now we're back on line. We completed on 27/2 and all went smoothly - the only thing that did in the whole sorry process. Have told the kids to remind me of that if I ever mention moving again. House needs loads of work but is taking a back seat to the garden, which is 100ft of shingle and 150ft of brambles:eek: , we have made some headway with hacking down the brambles though - I'm sure it'll look great this time next year. Good luck to all those still trying to sell and congrats to all who've found buyers, glad to hear QTPie has exchanged since I've been offline. I may have come out the otherside but I'll still be reading to see how everyone else's selling mare works out.0 -
We put our house on the market and it sold in 5 days, just under asking price with a cash buyer! Thanks to our estate agent who knew the person who bought it and managed to help us negotiate our cheeky offer at the other end!0

Great news, Lisa. I'm sorry the one you wanted got away, but you're doing the right thing by considering renting and biding your time, though I'm having personal experience of just how frustrating that is. I'm considering a few properties at the moment, but with one exception, I'm not seeing the flexibility among vendors we've seen on this thread. I don't blame people being scared in this economic climate, but it shouldn't be down to forced sellers to set the agenda, as they seem to be doing where I'm looking. That includes the elderly. I saw a very frail couple today who've just hung on too long for that high agent valuation you were mentioning, and now they aren't coping. Who advised them and why didn't their kids take some kind of lead?

Tibbie's mum, you're from where I used to live. I can't return, as the type of property I want is way too expensive in those parts, unless it's a Woolaway bungalow with an agricultual tie. (Think Carol Klein at Warkleigh & you've got it!) Although you can't make a serious offer, do as others say, and make sure the vendors know you are serious. Our buyer did that, though it was 5 months till they could follow their words with deeds.
Nikki, that sounds like a fantastic garden, once you tame it. Think of all the home grown stuff you will have, even this summer.

This is a very friendly thread, so glad I found you all!
As I mentioned before, we're not officially signed up with an EA, although we've had one viewing through them so far. We're going to get another EA in to do a valuation just to make sure we're in the right ball park on price, but that appointment isn't 'til Thursday. I'm now desperate to have it on the market as soon as poss.0 -

Fed up again!!
Second time viewer that I was hoping was coming today, is not answering EA callSo not been confirmed, they wanted to come tomorrow and I said today would be better, but could cancel things tomorow if not, and they said they could see what they could do and come back to them, and havent! EA is closed tomorrow.
The low offerer has reappeared and spoken to the EA wanting to know what we will accept, and have gone away to think about it againThey have had weeks, so far
I dont trust them as they have lied allready about being cash when they are not....... Why do people play such games, me If I want something I go for it, no messing about, why cant others be the same
