I am in the midlands, have been in my house for 3 years, so bought it when the prices were massively inflated. we just want to move to a bigger house, as we're thinking about having a family, so we don't desperately have to move, we have a roof over our heads and we are both in secure jobs.
and i made the mistake of viewing a couple of houses as i had the offer, and have fallen in love with one of them, and im sure it wont be around too long.

One of my bedrooms is set up as an office with a daybed that pulls out in to a double bed, the room is obviously big enough for a double bed, do you think that It would be better to dress the bedroom as a bedroom so to speak.Pawpurrs x0

I would say, yes. Our office is tiny, but I'm still going to dress it as a bedroom with our todller's bed in it. What with WIFI and laptops, people tend to set up office space anywhere in their houses now. If you dress it as a bedroom you can make it look really luxurious and draw them in!!

I think that may be better, some people can not see further than what is already there. Peoplewho would want an office would see a double bedroom and think "that is big enough for an office" but people who want a double bedroom may see the single bed and think "that is a single room".
My OH is a bit like that, he does not seem to have much imagination, I talk him through how somthing could be and I almost see it as I would like it, he still sees what it still is.

No viewers since January and one of the houses we had our eye on has given up in a huff and taken theirs off the market.
If we ever sell ours I am going to contact anybody in the area we like and just ask if they would consider selling. Failing that we will have to rent."This site is addictive!"

You weren't at all and it is seriously better to weed out any nutters sooner rather than later...
She would probably have gone on to gazunder you or similar (and, from experience, that isn't nice!). Being a "buyers' market" brings out all sorts of behaviour from buyers (although I am sure that when it is a "sellers market", you get some ridiculous behaviour from sellers too).
Still, 6 viewings in 6 weeks - sounds like your house is getting a lot more interest now: fingers crossed that continues and you get a genuine offer soon. I think that the fact that you didn't get many viewings early on was because of the market and not your house - last Summer or Winter was not a good time to go onto the market...

I would agree with the others: definitely dress as a bedroom with a double bed in if you can (although even with a single in, people will be better able to visualise a double in there).
People often lack imagination (or at least visualisation). If you show a room as a double bedroom, then it is always easy for them to work out it can be used as a study (if they wish). If the room is shown as a study, then they may not be able to visualise it big enough to have a double bed in...

I think that is the best idea: you may well find that - even though they removed it from the market - they MAY be open to sensible offers... especially if they are out of contract with their estate agent and wont owe any commission on a sale (with our estate agent they are entitled to commission for anyone they introduce for 6 months after dis-instruction).
We are seriously considering re-contacting a house we viewed 11 months ago (was withdrawn from the market in January) and also doing a leafleting drop too.
