Well my EA (who now seem to work for the buyer!) say it is usual to look round a few days prior to completion? Apparrantly her solocitors reccomend this.
I have boxes and junk all over the house, I am considering renting a house as staying with family will be a bit all over the place. The only problem is I need to rent for 3 months (that is when I get my beautiful old victorian house), but nowhere will let for 3 all want 6 months.
I am rubbish at being organised and the last thing I need is MS I'm a first time buyer nosying around my 14 years of junk.
I had originally thought that when I sold I would leave a bottle of wine and a new home card to welcome them. This little madam has no chance of that.

Some people are all "me me me!" and she sounds like one of them....
Make sure that everything goes through your EA: your EA will at leats be a bit of a buffer. Also DEFINITELY get your EA to do the viewing: that is what they are there for (we only had four viewings - 3 first viewings and 1 second - all were done by the EA). I honestly think it is the best thing to do: it takes "personalities" out of the equation. Really wouldn't be surprised if your buyer doesn't act up during the next viewing, so you are best off well out of it...

My buyer is a nightmare (FTB). My house was very well priced, yet she has got it 15k less, I had 3 offers in the end but went with hers (the lowest by far) due to her position.
Innitially she was insisting on me moving out within 4 weeks threatening to pull out if I did not, I held firm that I would move at 8 weeks (I am unale to find a rental for the three months I need it for so have to move in with my parents).
She has bombarded me with requests and questions (she viewed it 3 times) and has been very difficult, IE if I cannot find documentation for the windows or central heating (fitted 5 years ago) she will pull out.
I am now due to exchange next week and she wants to view again, all the times she has given I honestly cannot do either due to work or the kids activities and she is having another strop.
I have years worth of stuff to pack, I am putting myself out to give her the move in date she wants. She is a single woman no children in rented accomodation. She has the mantra of I am first time buyer yada yada.
I know I am lucky to have a buyer but sher is doing my head in!

The "junk" thing is difficult...
There is the Obsessive/Compulsive (no, not really - but one of my friends does call me "Monica" like Monica from Friends....) part of me that says "make the house as presentable as you can"...
....PARTICULARLY with this "pain in the rear end" buyer... She is obviously very capable of finding faults, so you want to give her as few complaints as possible. Make the house look as good as possible and clear as much junk as possible out of the way (if you have a garage, then try to box it up in there). The thing with junk is not particularly the mess, BUT that it can make rooms look smaller...
You make me glad that I completely de-junked before our house went on the market (any "sentimental" stuff - i.e. junk that isn't junk - has been boxed up in plastic crates in the garage since October or earlier....). See I SAID that I was like Monica out of Friends. But I don't have any kids and I only work part time, so I have a lot of time on my hands...
Your buyer sounds awful and - although it is a pain - I suggest giving her as little room for complaint/negotiation/re-thinking as possible...

Haven't posted on this thread before...Have been trying to sell our house since Dec last year. Didn't expect anything to happen Dec/Jan..then weirdly last month there was a flurry of viewings but no offers. Then back to tumbleweed blowing through:D . Hows it going for others? Could go into rented while trying to sell as it would be more convenient to move but don't want to sign up for 6 months for it to suddenly go under offer as for quite complicated reasons I would really prefer to buy. Talked to the agent about how the market was going...but Bless Him he managed to talk for ten minutes without saying anything at all:rolleyes: . I know the short answer is no one knows but does anyone think there will be even a modest spring bounce or only a dead ball. I know some of the threads on here are quite gloomy about the prospects but I wondered if anyone on the front line of actually buying/selling had a different perspective.

Have a read through the thread, a lot of us have sold or are SSTC so there is movement, but price is a factor.
I think its definetley busier than it was in the quiet winter mths, not much happens in december, January and febuary.
I have just had another viewing booked in, but have given up feeling excited at viewings now, nearing 40!:eek:

I've just accepted an offer of £55,000. Was originally on for £68,000 then reduced to £60,000.

I wondered if anyone on the front line of actually buying/selling had a different perspective.
I think the market is impossible to call accurately for unspecified individual properties. Yes, there are more buyers out there now, but still not enough to go around, so some sellers will sell relatively quickly, others won't. Price is obviously the most heavily weighted factor, but there may be something else that's special about your property which will secure a sale when others are passed over, especially things like convenience or privacy that are hard to bolt-on at any price. Certainly, a major drawback, like proximity to a busy road, means you simply must offer value, big time. There is so much choice out there.
As a potential buyer now, admittedly of niche-market property, I'm not in the mood to visit places that have stuck at the same price for the past year or more, and there are loads of those. Anyone who's had to suffer this horrible market is going to feel the same, I'd imagine. Last week an agent offered me a property at a discount of over £100k, so with offers like that appearing, my inclination is to bide my time.
I honestly believe that the worst is yet to come, but in saying that I have to acknowledge that my view is coloured by the particular market I'm viewing, where not enough change has occurred. I think we're in a 'dead cat bounce,' but then if I'm incorrect, I made the wrong choices, and nobody likes to be wrong.0
