    One of the houses that I have been "watching" has just had a price reduction (of £50k). We haven't viewed it yet. It was on at an unrealistic asking price - i.e. £50k above the ceiling price (at the height of the market) for that road.... Ok it isn't a bargain now, BUT it shows that the sellers have SOME motivation to actually sell (would like to knock about £60/£70k off of what they are asking for it... that would get it down to around "end of 2006" prices...). We are on the verge of signing a 6 month rental agreement, though: so not brilliant timing for us (we will go ahead and rent, so ideally we would be looking to complete on a purchase in 5/6 months or so). Still, that is all immaterial since we haven't actually viewed the interesting house yet... (properties can look good on paper and then not measure up in the flesh....).

    Hostiegirl, what are you plans? To rent for a while?

    You MUST be very close to exchange? Normally one of the last things to happen is for the valuation to come back (and that has happened for you, hasn't it?). BUT it depends how much the solicitors mess around... It still took us 5 weeks between offer and exchange and that was with cash buyers who didn't want a survey/valuation! :rolleyes:

    I have had another viewing on my house today, still waiting to hear on that one, then other EA phoned and have another viewing booked for thurs, just need to hope they convert into 2nd viewings at least.

    I'm still debating the rent v buying straight away, would prefer to buy, but depends what's out there. could always move back in with my parents in the short term. :eek:

  • hi all well i rang EA today to discuss what we can do to push for more viewings and was fobbed of with 'we will get the valuer to come out' he is coming tomorrow afternoon but dont know what good it will do as i know we are competively priced we have already dropped from 95k to 85k and was originally valued at 100k and we cant afford to drop anymore anyway as we need 80k at the very least to enable us to buy the next house. i dont know if he will discuss marketing i thought that was down to the agents. possibly he will take new photos but i get the feeling im being stalled.

    Hi Pawpurrs we have had about 9 or 10 viewings in that time have reduced price from £130.000 down to £117.000 at the moment!
    Had a second viewing set up in February but unfortunately there sale fell through so they are back on the market themselves!!!
    Thinking of reducing again in the next few weeks but are currently the cheapest on our road, there are 3 others up for sale all terraced and ours is a semi detached so will have to wait and see!!:confused:

    A few people that I know who are with the same EA as you have been advised not to take the price of their property down any further under the guise of you'll never get the asking price anyway. That said, those properties have been on the market for over a year now.

    Ooh loads of new people, welcome all. I think this is a very nice place to be (this thread that is)in fact I have sold STC and am still loitering.

    Just wanted to share that I have had a major clear out of all the upstairs rooms and filled a skip, I cannot believe how much junk I have been hoarding, I have yet to start downstairs.

    the problem is we want to move to a 3 bed and going on the prices at the min we need the equity from the house plus what we can get as a mortgage plus the cash we have saved. adding all that up we need to sell for no less than 80k unless prices start to drop on the houses we are looking at. i dont think anyone would offer asking price in todays market so thats why we are on at 85k. its simply a case of finances i would sell for 20k if i could buy the next one for say 60k but its not gonna happen so we are stuck.
