All Quiet on the western front here, no feedback from the EA, despite them leaving messages for the two people who were interested, I find it very odd that noone seems to return their calls.......Pawpurrs x0 -
As an FTB, we've tentatively sent a EA *on our road* an e-mail, who we have met before (3 years ago), knows our situation and we made clear we're proceedable and have cash deposit ready. He is aware our last attempt at purchasing was foiled by the surveyor and he knew we were dissapointed.
This was Thursday - I sent him a detailed e-mail with all the info he might need such as type of property, number of bedrooms, IFA in place, both employed etc etc.
2 days later he got round to e-mailing me a one line e-mail saying simply 'What amount are you looking to spend?'. I gave him an indication of a maximum but made clear only properties with price tags that reflect the current market. I have seen properties on Rightmove in our area that we'd negotiate on, so I know they're there to be viewed.
Tomorrow is Wednesday and I haven't heard a peep back.
Shows me that even with FTB enquiries, some of these are just still not working hard enough and I can see why complaints about them are still coming in at the usual levels, despite transactions being low.
Pressuring your EA to sell your property may be the only option. For all I know he may have 4 or 5 two bedroom places that the owners would do anything to sell, but he hasn't bothered to write since Saturday...
...Or then again, maybe he really has no-one who is prepared to negotiate a price with an FTB, possibly there is an amount they must get before they can sell. However, you'd think he'd have e-mailed something by now... we're ready to start looking and I guess I will have to give up on him and e-mail other local ea's...MFW #185

I am a first time buyer and here is some of things i am doing..first i refuse to look at any house unless it is very very well priced and if it has been on the market over 1 year i will not look at it unless its HAD 20% reduction and even then the seller is willing to be flexible.i am after a 4 bed det and i am not interested in a 3bed and a study or garage conversion...also it does not have to look like a palace because we will be redecorating and reflooring .if at any stage the seller has put the price of the house up during the time on market i refuse to look at because the seller is a lunatic and will be mad to deal with.(property bee is amazing for this imfo) if the house i want would sell me it for 180k i would buy it tomoorow but its been at 229k for 9 months having been 279k (unrealistic price) so i am just letting the market do its work for me ..ps i am a cash buyer......there has been a rise in sales near me but from a low of 4 houses sold in dec/ 7 in jan from 54 in jan 08...good luck all..

Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -
Been on the market for under a month, had about 10 viewings and 2 offers.
We have accepted an offer for £220k on asking price of £235k but only once we had checked we could still afford the house we have been interested in.
Fingers crossed that our vendor finds somewhere soon!

Eagerlearner, I know your agent is giving rubbishy service to their clients, but a face to face, or even a phone call, is always so much better than t'internet, impersonal as it is. Last week an agent hinted to me verbally that a vendor was in dire financial straits and would possibly accept £100k off their asking price, but she'd never have done that in writing!
Aurora, you can do without being robbed as well. Let's hope they took something you had well -insured and didn't want! Good to hear the second viewing is still on.
Moneysaving, I'm sure the new pictures will give you a boost. Sometimes a new agent or new presentation can make a real difference. Last Friday, I viewed a property where a new agent had 'uncovered' the potential for two more bedrooms. Of course they were always there, but the previous agent hadn't thought to include a photo of the attic, which I'd imagined was too low to contain rooms.
Neil, you've had it easy.....so far! Let's hope you get to exchange trouble-free too. That's not a cynical comment; we like genuine success stories on here, as it gives people encouragement to know that normality still exists somewhere, even if not on their street.0 -
Got EA coming this evening to do a valuation. He last valued our house over 2 years ago and he gave us the lowest one out of the 3 other agents who saw it at the time, we'll have to wait and see what he thinks now it's all finished. Got a 'posh' agent coming tomorrow, just for a valuation, I doubt we'll go with them as their commission is too high and they won't entertain budging on the figure.
Hopefully we'll be officially on the market by the beginning of next week........that reminds me, must get HIP revalidated!!!!!0 -

It's not going wonderfully smoothly at the moment due to our vendors not having anywhere to move to yet... And them only looking in a very small area in Sussex :rolleyes:0
