    Quick update from me:

    Just had a surprise viewing. They claimed they had booked it with the estate agent but estate agent says they didn't. The house wasn't tidy and they said they just wanted to check if the house had a garden. My wife let them through to the back yard - my house doesn't have a garden which makes me think they didn't book a viewing at all as the details clearly state a back yard.

    No word yet from the people who came for a 2nd viewing but the estate agent has said they have been speaking to the council to find out what they could do to the house. It's a listed building so not straight forward. And they have been finding out about potential rental income from the house.

    No further viewings booked, seems to have gone very quiet again. Our EA put us on a premium listing on rightmove for a week free of charge which was about the same time as we got a number of viewings.

    Our buyers valuation went well today so not sure what happens next. but things seem to be ticking along.Keep reading others posts regarding exchange dates and completion dates dont know how far down the line these are for us.
    Can anyone give me any sort of idea how long roughly we are looking at?. Our buyers are ftb and the property we have bought is vacant so no chain.

    Thats odd, Marc, I expect they were prob doing a drive by and chanced their arm, did they seem keen, or did the Garden situation put them off? The others seem interested if they are making enquires, my house is listed too, in fact I have never owned a house that wasnt.
    As it stands at the moment, I just have the one second viewing booked in for the weekend, although not sure exactly when they are coming back.
    Hostie..well it should be quick if theres no chain, but how long is a piece of string, quickest I have known is a few days, longest was over a year :eek:
    It depends on so many factors, but average is three mths from offer to completion.
    Some of the steps, will be enquires from the soliceters, searches will have to be done, if not using the ones from the Hip pack, mortgage offers, building surveys on top of mortgage valuation, if doing it seperately, etc

    PS mark what exactly does a premium listing on RM entail, or is it just a banner on the property? Does it mean it comes top in the listing for that price band?
    What sort of age is your house?
    I know you have reduced the price of your house dramatically, can I ask was the original asking price very optimistic?

    Thanks I know it was a silly question really as anything can happen, just so impatient now want something to aim for I hate that the sitting and waiting and not knowing whats going on behind the scenes!!.
    I will ignore your knowledge of a year wait for some poor soul!!!! and pretend I never read that! lol

    Actually that was a rarther odd situation, whereby they exchanged early with a delayed completion to suit. Not the norm!

    The RM premium listing we had was property featured in a box at the top of the listings when anyone searched for our area. Not sure how it filtered out with regard to price bands.

    House was built in late 1800s. A similar house on our street sold for £145k in 2006. So when we put our house on the market in early 2008 we hoped to get a similar price. We originally marketed at £140k and are now on at £100k. Not prepared to drop the price any further until we see price drops further up the chain.

    The garden situation put off the drive-by viewers. The EA said they were looking for 3 bedroom places so had discounted ours. I bet they looked at some of the 3 bed houses realised they don't have gardens and decided to look at ours to see if they could compromise on a 2 bed if it had a garden. Either that or they are just nosey bug*ers.

    Well I think my complaint letter to the EA put a rocket up their ar*es because they've hardly been off the phone today!:eek:

    This morning left a message on my mobile asking me to call them back - I did so, and they were just calling to say they had been trying to get hold of the viewer from yesterday for feedback, and how did I think it went? She also said she would be going through her mailing list after lunch and would hopefully get some leads.

    They rang this afternoon at about 3pm to say they had been in contact with the viewer yesterday and they had really liked what they saw, they had a couple more properties to look at however and needed to speak to family regarding deposit situation (FTBs). She said she mentioned to the viewer we could be interested in gifting a deposit, I expressed concerns at this as I've heard on here the banks take a dim view of it but she seemed to know what she was talking about, so we'll see how it goes. She said one of the agents had gone through her mailing list (as above) and she was going to go through hers (i don't know how it works!) and it was just a case of making sure it is still out there - she said they'd had some enquiries from Rightmove also. (It could be from Globrix, I've paid for a 2 week promo on there and we've had quite a few impressions, both advert and in result)

    Then phone rang again while I was preparing dinner - hubby picked it up, he was on a while just saying 'yeah, yeah, alright, thanks' all I could get out of him though was that they'd mailed a brochure out to someone and that theyd either said they had sent it to a BTL or investor, or they had a lot of BTL or investors on their books, who would be looking for a price reduction.:rolleyes:

    It finally feels like they are working for us, bit of a change from the other day when I thought they had cast us to one side because I'd had the audacity to complain!:o

    Hopefully something will come of it....as always, best of luck to everyone and keep you posted!

    Thats good to hear Devilot.

    Any one got any viewings lined up for the weekend, at least the garden is starting to come alive, it will be lovely in the next few weeks.

    Still waiting to hear when these second viewers are coming back for another viewing, no one else booked in at the moment.
