I think you are absolutely right. Moneysaving, but GDB is a bloke (I think!) and we can be less bothered about the love aspect, especially if the house is a stepping stone to another house, as it so often is these days.
Some people find it hard to separate their feelings and the practical & monetary aspects. It took me ages to really believe that any house I loved could (a) be flawed, or not really for me, and (b) be replaced by another house, coming along sometime soon. Once I got those things into my head, I felt much better.
Just as well really, as we 'lost' (whoops, can I use that word?) a few!0 -

Rightmove stats are meaningless. Next time ask them:
How many potential buyers are listed on your books who have requirements that my property fulfills?
How many of these have you spoken to about my property?
How many have you sent the details of my property to?
Of these, how many have you followed up to make a viewing / why didn't you manage to make a viewing when you spoke to them on the phone (what reasons are people giving for not making a viewing when, on paper, they should be a match)?
How many NEW buyers have you had register this week & how many of these had requirements matching my property? (and the above Qs with respect to these)
Which publications is my property being marketed in, and at what frequency?
(and how many leads have these generated)?
When will my property next have an editorial piece in said publications ("property of the week" type thing)?
Is my property on display in the window and in the office?
And...what else are you doing to market my property?
What else could I do to make my property more attractive / what are the main off-putters (tell them to be blunt - you want real feedback)
Then get someone to mystery shop them posing as a buyer.
Edit: PS, clickthrough rates are usually expressed as %s so on 17 searches, I'd guess only 1 person clicked through to look at the full details (although that gives 5.9% not 5.6 so still a bit unclear)They deem him their worst enemy who tells them the truth. -- Plato0 -
Sorry, but there is a lot of irrelevance on this thread.
Price, price, price, price.
Buyers aren't stupid and they will seek out your property if priced correctly, and regardless of which agent it's on with as long as the agent has a reasonable marketing campaign to include the likes of Rightmove.
Think about your own searches. You are drawn to the properties that have the correct value point.
I went through the last crash in this job and recall many people that tried to sell over years, but always it came back to them being priced to high for the market.0 -

It's routine. Three possible Surveys - Valuation only, Homebuyers Report and Full Structural Survey.
Valuation is a very brief inspection
Homebuyers report will look at every room and check with Damp meter and a slightly more than cursory inspection
Structural will look closely at the structure of the house -be prepared for them to look at everything closely.
It normally depends on the type / age of house and whether it needs work, or the buyer has spotted something they're a little uncertain of6.75kwp (15 * 450W) SSE facing

Well just an update, they came and it seemed positive although you never can tell - they were so young! Or am I just getting old!!:o
Possibly coming back for a second viewing with parents. I'm still not getting my hopes up but at least we still seem to have people interested.
Good positive vibes to everyone, the weather was PERFECT for showing off a house today, I threw all the windows and the back door open, only downside was it showed up the muck on my windows....:o Oh well!:D0 -

If it helps, we had about 100 viewings of our Rightmove advert for every viewing, this was consistent throughout the period it was marketted (November 08 - January 09, so recent). We are currently proceeding with a sale at 2/3 the value the EA initially said it should be marketted at as we cut the price aggressively every 4 weeks.0 -
