Hi all, been lurking for a while, finally got around to registering!
As the name implies I'm on the other side of the coin, ie I want to buy a house, but I don't want to pay peak prices, especially as most experts now agree that a 20% drop has already occurred, with possibly another 20% to go. Maybe some of you don't want to hear that, but to sell a house right now you have to bite the bullet and get ahead of the curve, otherwise you'll just chase the market down.
I got caught out in the last crash, having bought a house in early '89. It was my third house, so a decent deposit, but I still wound up in negative equity. It has been a long wait, but this is my chance to redress the balance. Does that make me a mercenary vulture, or just the bitter voice of experience?

Well just an update, they came and it seemed positive although you never can tell - they were so young! Or am I just getting old!!:o
Possibly coming back for a second viewing with parents. I'm still not getting my hopes up but at least we still seem to have people interested.
Good positive vibes to everyone, the weather was PERFECT for showing off a house today, I threw all the windows and the back door open, only downside was it showed up the muck on my windows....:o Oh well!:D:coffee:i find a cup of tea can solve most problems:coffee:

Needing to drive 250-300 miles each time, I've not fancied doing any viewings in the winter. DW has been bullying me, so I've booked-up a couple for Friday, though I'm not confident they'll be right.0 -

On this thread, we know about making the price very attractive. DW and I dropped our price by close on 20%, but we've yet to see any reward for being brave, other than selling that is. Where we're looking, some houses we put on our Rightmove list two years ago are still there at the same figure, so they're out of our price range now.
The theory is good: equal shares of pain. However, the practice may be a little different!0 -
I do whish everyone on this thread selling their house lots of luck. As a matter of interest how many of you in your sales details mention the actual size of your house in square feet (or meters)
I continue to be amazed that in the details of a house on sale in the UK very, very rarely is the actual size of the property mentioned. You can have a 4 bed house that is only 1000 square feet or a 4 bed that is 1300 square feet. The second one is 30% BIGGER but you would not know it if you just go by the number of bedrooms.
Where I live (Luxembourg) EVERY property for sale including new build mentions the actual size very early in the advert/details.
What do you do/thinkThere will be no Brexit dividend for Britain.0 -

My sale seems to be going okay. I just hoped you may be able to help me with the list of things I need to do for the day of ther move out. Things like telling the utility companies and getting a divert thing from the post office.
Any of you lot got any advice?

Just an update on our sale.
We went under offer on 13th Feb (£420k on a £449k asking price) and have just exchanged today (5 weeks on). Completion in 4 weeks time (15th April).
Original asking price had been £459k (beginning of Nov), had accepted another offer £420k early/mid December, they attempted to gazunder (to £380k) mid-January, we rejected the gazunder and the sale fell through, asking price dropped to £449k beginning of Feb, offer of £420k accepted 13th Feb. Cash investment buyer... still took 5 weeks to exchange :rolleyes:
We think that the house was reasonably priced, cash investment buyer seems to think so too (he knows his stuff - construction and property development)!
So there is hope out there - good luck to everyone selling
