At last!!!!!!!!
We acepted an offer on our house today from a buyer who has nothing o sell and in rented accomodation. A lovely man and his wie, absolutely fell in love with the house, plus another couple fell in love with it during the week and they ended up bidding against each other today!!!
We recently switched agents who have just been magic... we had never had so many viewings and the difference in the write up they done or us was incredible.
Property we originally wanted has now sold, but we will move into rented if we don't find anything.
Solicitors have been instructed on both sides, jsut hope now it all goes v smoothly........ phew!

thanks devilot, we've been on the market since May 08, it's been an awful time of no viewings at first, price drops, some viewing, more price drops, very low offers, MORE price drops, until we finally switched agents 3 weeks ago.
Nothing to buy and will probably move into rented.0 -
We dropped our price again this week, still no viewings booked. Total viewings so far (since Nov) 2. The EA still reckons we are priced correctly, and from what we can see we are the cheapest like for like in our area, but the market around here does seem to be stagnant, whereas where we are going to, the market has picked up quite a bit. Not good for us!
No viewings booked here either. I see Sold signs going up all over the place and am dead jealous, think it's just our village that's stagnant too!0 -

How long did you have to wait for first viewing? I know it's only early days for us (3 weeks) but am more and more convinced I have taken up contract with the wrong EA.0 -

Good that you had two people in the end, strange isnt it? Did you get full asking price in the end then?
My second viewing person that is supposed to be coming tomorrow, hasnt confirmed, so suspect it will be last minute again, honestly!!!!Pawpurrs x0 -
im totally fed up here still no viewings booked was hoping the lovely weather this week would of brought people out looking plus the house we had our eye on has gone off rightmove dont know if its sold or they have changed there mind all in all not a good week.:coffee:i find a cup of tea can solve most problems:coffee:

we didn't have any viewings with the first agent at the first price, I also now know that they over valued it and that the commission was a percentage of the initial asking price, not of the selling price!!! yes it was in the contract I signed and I know I should have taken a much closer look at it, but he didn't make it clear at all.
so they talked it up, made us think we could achieve what it was worth before the housing slump and we sat on the market for 6 weeks with not one single viewing!
Viewings did start to trickle through when the price was dropped, but it was slow, we kept dropping our price and dropping our price but still the viewings trickled through.
When we finally switched agents, the difference was phonomenal and we have sold in less than 4 weeks.

the final offer was £2,500 under the asking price, though as you know, this price has dropped and dropped
