Offers dont seem too unreasonable to me. However are you happy to lose it for 4k? What about meeting them in the middle 2.5k?
Just a thought if its a probate sale how about negotiating up a bit but to include some furniture that they prob dont want if there is stuff allready in the house?

Im a FTB, just wondering what you guys think. I'm intrested in house or was... its priced at 115k i put a offer in of 103K which was refused. Then upped it to 106k which was refused. The seller wants 112k. The old women who lived there has died and the son and daughter are selling the house so all profit. Its been on 2 months now.
Am i being silly? i thought i'd have had a chance with a 9k drop. In the end they said 110k would seal it but 4k is a lot to a FTB with no funiture.
I'm now in a position were we cant move forward and has over clouded my intrest in the house.

There's so many emotive words flying around here. Lightfast said he's interested in the house, and suddenly it's "are you happy to lose it for 4k?". So, if he doesn't choose to buy it, suddenly he's a loser.
Or "as others have said do you really want to lose it if you love the house"? So, now he's gone from "interested" to "in love" in under 2 hours (8.19PM to 10.18PM), and he's about to lose the love of his life.
Look guys, it's only a house! And it's not a bargain, because executor sales very rarely are. The relatives are always dead keen for the last penny when they sell the house.
So just move on, plenty more fish in the sea, etc.No reliance should be placed on the above! Absolutely none, do you hear?0 -

The thing is £4000 is a hell of a lot of money to me. Its real money ive worked for not the product of the boom. It would go to a well needed refurb the place needs anyway and my furniture. House prices in the area used to be around 125-135k but the going rate seems to be 115 now.
I was told the guy had recieved a offer of 112k from a couple who had to sell their house which has been on the market for a "while". I can only imagine they are holding out for that chance...
I was ready to go and would happily have bought it. I felt as though i was getting a good deal. But the buzz of the house is dying and im going to start looking again. Plenty more houses out there
FTBs are out there, just were hunting the bargains and 4k is a lot to us!!! :P

Good for you! I think they're stupid to let a first time buyer go who's made a very good offer. More fool them if they're waiting for that extra few grand from a buyer who has yet to sell. Don't they watch the news?0 -
GDB2222 i get what your saying but buying a house shouldnt only be about the money. you have to 'want' to live in the house. after all you will be spending alot of time there i wouldnt want to come home to a house that i wasnt bothered about every night it would be so depressing. maybe its just me but i need to live in a space that i 'love' that makes me feel relaxed happy and uplifted after a hard day at work. and i wouldnt buy a house unless i felt like that so once id found it i wouldnt want to lose it if i could afford not to. the phrase's 'home is where the heart is' and 'home sweet home' are commonly used for a reason. by the way lightfast if the buzz of the house is dying then i would say its not the house for you anyway. keep looking for the dream house.:coffee:i find a cup of tea can solve most problems:coffee:

Have rung my estate agents to ask what they have been doing to market my property and they gave me some rather perplexing figures, wondered if anyone 'in the know' could shed some light. They said according to Right Move in the first week there were 17 searches which included my home with a clickthrough rate of 5.6 and in the second week there were 9 searches and a rate of 3.6. I have no idea what on earth they're talking about!
I just want a viewing....any viewing.....!!!0 -
People have looked at it on rightmove.
You need to know what their office does to ring round the buyers on their lists - how many people have rung up and made enquiries about it.0 -
I too would like to join the fed up club!, we were meant to have a valuation tommorrow but it was cancelled as there is now a problem with our buyers mortgage application.So been cancelled until sorted out. Was so excited when they booked it as knew it meant things were moving along. So I have everything crossed that it gets sorted quickly as can't face losing our dream home!0

It doesn't mean they have been doing anything! They are just telling you the Rightmove statistics about how many people have viewed your house on-line.
I'm not sure about the decimal fraction of a person, but the click-through is probably the number who viewed your home individually, clicking through the pictures etc. Perhaps some didn't click everything.
The most important figure is how many viewings resulted in a request for details. I see they havent mentioned that. In these times, agents must be doing more than just waiting for enquiries to come through from Rightmove. This means getting on the phone and actively pursuing those who might have an interest in your property. For example, I know mine rang people looking for a detached and said something like: 'This one isn't detached, but it is very private and in a quiet location.' (That's true - the buyers tell me they still havent heard the neighbour!)
I assume the agent has been marketing locally in the newspaper/property paper? If so, have they displayed it there prominently, there and in their window? It may be a bit early yet, but when the house has been up for a while, some agents will do an 'open house' on a Saturday, so that those who might view, but don't want to show a particular interest, get a chance to look on a non-committal basis. I know of a few properties I'd like to view like that at the moment, as I don't think they are suitable and I wouldn't want to get the sellers' hopes up.....but I don't know 100%, so a look would be good.
When you have been on the market some time, it is fair to get a friend to ring the agent to ask about a property like yours and to say, ' Have you any more in that price range?' to see if yours is brought forward. Like mystery shopping!
It is a tough market out there, but you have to feel your agent is doing more than just sitting there expecting the Internet to do their work. I'm not saying yours is, because I don't know, but keep on their tail and let them know they are under constant review.0
