To those selling in these difficult times

Hello folks,
well weekend here, house went back in paper yesterday though the house we were purchasing did not, possibly due to the EA missing the deadline or perhaps they took pity on me as I was in tears down the phone!:D
No calls for viewings yet, although the sold sign is still up outside our property, affecting passing trade surely and rubbing salt in the wounds every time I look out of the window.
Hope the coming week brings good things for all of us!:beer:0 -
On the market 10 months. SSTC three times!
Reduced 16% overall.
Lost count of viewings now, but about a dozen in last 3 months.
At least 3 couples want to buy; all are on the market too.
Have offer of -5% on table from one of these & have accepted, in principle.
Had cash offer last week from mad person who wanted another 15% off!

If you are waiting on a buyer who offered 5% less but that buyer has to sell his property, they may be making their offer based upon selling theirs at a certain price. You could walk away from a cash buyer and end up with the other buyer offering you the same amount as they have to drop that much to sell.0 -

Probably the former... EA have no souls and would pass over their own Grandma if a better offer came along... :rolleyes:No calls for viewings yet, although the sold sign is still up outside our property, affecting passing trade surely and rubbing salt in the wounds every time I look out of the window.
Why don't you take the sold sign down yourself?
Good luck with getting another sale VERY soon

I never thought of taking it down ourselves, will send DH out shortly!:p
Feeling very down today. Everywhere I look is the news of how much house prices are falling by, and its depressing me. The only thing that has kept me going over the past year or so, is the thought of getting out of this place - to get so tantilisingly close and then to have it snatched away....well, words can't describe.
Hopefully I'll feel better come the new week.:o
Again, good luck everyone.0 -
unfortunately at the mo, unless you are willing to take a 15/20% hit i think anyone would be very lucky to sell their house.
where i live the same 20 or so houses have been on the market for almost a year. and i can guarantee you that the ones that specify "offers in excess of...." don't even get a visit !
as a potential buyer i am still waiting for vendors to reach the overdue realisation that their house isn't immune to the drop in prices, and that by stubbornly refusing to accept this they stand no chance of selling this year, or next for that matter.:grouphug:
no wonder he has a smile on his face...0 -

Glad I could help
Try to keep positive - it is all too easy to let these things get on top of you...
Good luck

Some of us ARE willing to drop the price, I can assure you we weren't being greedy - we had agreed on Q1 2004 price but they still did us over. I don't think the buyers themselves believed their luck when we agreed the price. Fat lot of good it did us though. :rolleyes:0 -

Well, you dredged that up from a long time back! As it is now history, I can tell you that the person who offered 5% less bought the property. The one who offered 15% less is still out there somewhere.
I don't entirely disagree with what you are saying, but the fact is I'm much better off than if I'd gone with the cash buyer, who was just too greedy.0
