Searches?
I am buying a flat in a block and wondering if I should have any searches done. I know that it is not built on landfill or over a mine shaft also there are no plans for the surrounding area. Am I missing anything that searches would reveal?

Where to stay...?
Purchaser of our house (in SE London) wants us to complete on 18th June. That would leave us in need of temporary accommodation for about three weeks. We could... (a) stay in a hotel (b) Airbnb (c) stay with family (at least for some of the period) Anyone have any other alternatives we haven't thought about?

How much would you offer?
Hi all, in need of some advice as to how much you would offer for this property? Houses are flying off the shelves in Oadby because of the outstanding schools and understandably people are wanting to buy before the stamp duty goes back up. So how much would you offer? Is it unreasonable to start at 10% less and work our…

Solicitors question
Hi all - hoping you can offer me some advice/experiences here. We're not first time buyers but have only been through the process once before 7 years ago and I think I've blocked most of it from memory ;) hence me feeling like a newbie all over again. So we had an offer accepted on our new house on Friday 7th May and we…

Mortgage requiring structural survey... should we pull out?
Full details of our mortgage approval came back today. Before we can proceed with it we need a structural survey carrying out. The quote from the report reads "evidence of movement was noted in the form of cracked driveway, cracking to the rear wall masonry and leaning boundary wall. This appears significant and…

Down Valuation risk - Over asking price
Obviously precedent for similar properties being sold in the nearby area will factor into this, which I'm not able to give here. But just looking for experiences or expert advice on risks posed by going beyond the asking price on a property that already seem to be on the market at roughly the right amount. From comparing…

Buyer’s survey happening today
I’m feeling nervous about impending visit from surveyor. I’m not there but husband will let him in and offer a cuppa then leave him in peace in the house, going out for a couple of hours. It’s a Homebuyer’s report and I’m getting (hopefully irrationally) worried there may be things lurking that I have no idea about or…

Subletting clause on leasehold property
Hi everyone, I am in the process of buying my first property and I have my head in a pickle regarding a subletting clause. My conveyancer has checked it out and seems to think this clause I am referring to suggests I can’t let out part of the property yet I can rent out the whole of the property on an assured tenancy…

Notice of Charge & Management Compnay
Hi, I’m currently in the process of buying a freehold house on a new development (two years old) that as a management company involved to maintain the public grounds (which I think is pretty normal these days with local councils not wanting to take on the responsibility). Anyway, my solicitor has asked the Sun a solicitor…

Buying extras
I have only ever purchased new builds. My move is suddenly progressing well, and I have been asked if I want to buy curtains and light fixtures etc. They aren’t my style, but I would use Them for a while until I pick my new stuff. But, as such I would only be willing to pay a small amount for them, I’m not really sure how…

Shared Road Joint Maintenance Fund
I'm hoping someone will be able to help, I've searched the forum and the internet but struggling to find an answer. I've recently moved into a house that has a shared road that gives access to 4 other houses. They all have right of access over the road but I own the road, in my deeds. All houses that have access over the…

Selling has pulled out of house sale not once but twice
The seller I am buying a house off pulled out of the sale and they told all parties involved the sale was off. A few days later they called me to tell me that they have made mistake and would like to go ahead, so then we had to speak to our solicitor to see if we could still go ahead (at this point they agreed we could…

How long do I wait for chain to resolve?
Hi I’ve posted previously about this but I’m in a situation where I’m about a month into a conveyancing process now and I’ve got everything sorted from my side as a first time buyer and am ready to exchange contracts. The seller is also ready apart from a “court of protection issue” which is being vaguely defined and I can…

Leak from the roof - is it common for new builds?
Hello, a top-floor flat I viewed recently has a large water mark on the ceiling. I'm still waiting for the agent/owner to confirm, but it looks a lot like a water leak from the roof (probably happened when it rained lately). The building was built 11 years ago and I think the roof is either flat or just slightly pitched. Is…

Does anyone know what this damp area might be below strange downpipe/drain situation
I am really panicking and wonder if anyone can help shed light on this. The buyer's surveyor has picked up that there is a problem at the back of my house. You can see on the attached picture that the downpipe from the guttering appears to go back in the house - which it does, and then straight into the ground into a…

Help to Buy ISA £250K Limit - are there ways round this?
We've seen a nice new build but it's up for £260k. A help to buy ISA is an important part of our deposit (we have two maxed out at £12k each so that's an extra £6k government bonus) but it has a limit of £250k. We're wondering is there a way around this? EG. Could the developer sell this to us for £250k and we pay the…
