Conveyancing costs?

I have had an offer accepted on a flat and now need to instruct a conveyancer. I wondered what kind of price I should expect to pay? I am only buying, it's leasehold and there is no mortgage

  • Most conveyancers will charge different prices depending on the sold price if you go for a fixed fee conveyancer which could range from 500 to 1500 quid. Searches and other admin stuff will be a few hundred quid, leasehold you'll probably pay an extra bit on top. 

    Have you had a search on something like https://hoa.org.uk/services/homeowners-alliance-conveyancing/ to get some rough guides for online conveyancing? Also have a look at some local solicitors who offer conveyancing and see what their fee structures are.

    It’s massively different between them and also there are regional differences. Leasehold is a little more expensive than freehold. 
    I’m paying just over £900 to buy a freehold house. The solicitor I used when I sold  in a different area of the country, I got a quote for buying but they charged £1300. 
    Your solicitor can make or break your sale so look at reviews before committing, it’s worth paying a little more for a good one. 
    A lot of solicitors have instant online quotes you can do on their website. 

  • How long is a piece of string?

    We rang round at least ten solicitors and were quoted everything from £1300 to, unbelievably, over £3000.
  • Just in the process of selling and buying. Our solicitor is charging £894 for selling and £894 for buying plus search fees.

    I was very surprised by the difference in prices - I would rather have gone with a local conveyancer but they have all been bought up as a chain and they were £1000 more than the online one we used - I’m really happy with the online service - very thorough and I expect to complete within a 9 week period.

    Thanks everyone - I think quality is more important than price overall. I have got an idea of price now and will check out some local companies in the morning.

    Our current purchase fee is £630 basic plus disbursements (searches etc) which will bring it to around £950 in total. 

     We're using a local, independent solicitor who my family all use for conveyancing/wills etc and who we really trust.  He's always on the end of the phone and answers all our questions, no matter how daft they may seem.  

    We could probably get a cheaper conveyancer but we are happy to pay £950 for the peace of mind of knowing we have a really reliable solicitor on our side.
