Searches?

I am buying a flat in a block and wondering if I should have any searches done. I know that it is not built on landfill or over a mine shaft also there are no plans for the surrounding area. Am I missing anything that searches would reveal?

    You're probably safe enough. It's worth checking the local planning portal for applications in the area. 
    If you need a mortgage, your lenders will probably require searches.
    No reliance should be placed on the above! Absolutely none, do you hear?

    I have looked on the planning portal and there is nothing. No mortgage so no lender to satisfy.
  • You can always buy indemnity insurance at a fairly minimal cost - I looked recently and it was £25 for up for £500,000

    I'm also buying a flat, and decided to pay a bit extra to expedite the searches just because I like to dot every i before committing to something :smile:

    Against costs resulting from anything bad which would have been revealed by a search. Saves you bothering to pay/wait for the search result, which only comes up with nasty surprises once in a blue moon.
