How much would you offer?

Hi all, in need of some advice as to how much you would offer for this property? Houses are flying off the shelves in Oadby because of the outstanding schools and understandably people are wanting to buy before the stamp duty goes back up. So how much would you offer?
Is it unreasonable to start at 10% less and work our way up if offer is refused to 5%?

Sorry guys I'm unable to post a link. Will have to therefore rephrase my question. When making an offer on a guide price what would you start with if the property is on for £325,000?0

If you are happy to take the time to search for the property it can be found on zoopla, search Oadby. House is 3 bedroom semi detached on Brocks Hill Drive0

What makes you think 10% or even 5% less than asking is going to get you the property?
You need to be thinking more towards 5% or 10% over asking than under if you really want the house.

It depends on how close the asking price is to how you value the property. What do you think it's worth? Is it priced fairly/in line with prices of comparable, recently sold properties?1

Assuming it was a property I really liked, then an amount that I was comfortable with and felt would be accepted, or very close to it.
If I were more indifferent or felt there were other properties available, something lower.

Around here that would be £450,000 + I reckon, so I'd be more than happy to pay ~£325,000 for it.
If you view, and like it, try to get an idea from the EAs if they've had any offers etc. It only went on 3 days ago so doubt they'd take a lot lower.
I'd start at 300 or 310 and be prepared to work up, but some people don't like that approach.1 -
