Subletting clause on leasehold property

Hi everyone,
I am in the process of buying my first property and I have my head in a pickle regarding a subletting clause. My conveyancer has checked it out and seems to think this clause I am referring to suggests I can’t let out part of the property yet I can rent out the whole of the property on an assured tenancy agreement. The wording on the lease is attached in the picture from clause 8a. Can anyone on here help confirm?

You should really go on the professional advice of your Conveyancing Solicitor, whom you are paying a generous amount of money to and they hold indemnity insurance in the event of incorrect advice. Far better for you than a bunch of random strangers on an internet forum.
BUT, as you asked, I read it as follows
8a) You can't sub-let part of the property
8b) You need permission from freeholder to let whole property under AST. Permission will not normally be refused.
These are quite normal clauses so far as I am aware and should not present a problem in practice.5
