Deposit return at end of long tenancy
We just had an offer accepted on a flat. Yay! And this being Scotland it's unlikely to go pear shaped/ drag on. So my partner is about to give notice on his rented flat, which is why I'm seeking advice here. He's been there 10 years (rolling tenancy). The flat was unfurnished and the LA and LL are both aware he smokes.…

Asking prices seem high
I am finding it difficult to establish fair offers for houses (the offers are getting rejected). Please see the examples below: 1) House 1: http://www.zoopla.co.uk/for-sale/details/30861290?search_identifier=9bb0f7d90bf0cae6abd05eb352a7b385. This house has been on the market for three months. Bad Survey, Good valuation ?
Just had a survey back on a property, the surveyor has agreed our asking price but flagged up loads of issues that sound quite costly. Main issues are. Flat roof has ponding and is at the end of it's life and needs replacing. The roof terrace is damp. Outer walls are discoloured probably due to run off from the roof. Damp…

Deposit - Small claims
Hi, My flatmate and I moved out of our flat in September after a tenancy of 3.5 years. We had a deposit of £1100 and the landlord wrote to us, making deductions of around £850 for the following: - £290 dilapidations schedule charge (as outlined in lease) - £200 for cleaning of upholstery/oven/curtains/carpets - we were…

We've exchanged!
Our chain of four exchanged on Thursday. :D Completion not till Feb as someone in the chain can't move in Jan, but at least it's relatively certain now. Huge relief before Christmas. :) Still refusing to believe we'll get the house as it's perfect, but I know problems post-exchange are rare. Itching to get started on the…

Changing Mortgage in Case of Sale Fall through
The property we were buying has fallen through due to seller pulling out. The mortgage offer was approved. How will the process work if we find another property in similar price range? I know the survey etc will have to be done on the new property. Does this count as new mortgage application or will the previous offer help?

Item included in house sale removed
Hi guys We've just completed on a house purchase and have noticed that the fridgefreezer, which was ticked as 'included' on the fixtures/fittings list given to us earlier in the process, had been removed. On speaking to the estate agent, they've said the vendor changed their minds and decided not to include it. Apparently…

Renting with no job
I have lots of money in the bank that could in theory last me years and a good credit history. Never been in debt. Does not having a job at the moment mean renting would be difficult? It would be while I found somewhere to buy a house. I would need a few months. I currently live in my dead fathers house and will also be…
