Advice please, buy new building house

Hi All,
first I want to thank every one in this forum as I found a lot of advice .
I'm a first time buyer and I'm going to buy off plan new building house 4 bedrooms in South East London (Dagenham) from Taylor Wimpy around 300k. On the day they released all houses booked and I booked one as well. I tried to get discount but they declined.
On the day of reservation they postpone the completion date by 4 months more so it will be in April/ May 2015.
While making the reservation they offered to me integerated kitchen, full wall tiles for main bathroom & £2000 allowance for flooring if I used their broker & solicitor.
I paid the reservation fees which is refundable with small reduction up to contract signing.

My Questions are
1- Is there any chance to negotiate for more?
2- Could you please give me advices for that issue?
2- Is there any one in the forum made deal with them so we can share ideas & get more discount from them?

    Given you've already paid the fee to reserve the house I would imagine it's too late for further deals to be done, particularly given they had all the houses booked on the day of release.

    Thanks for reply. I think there is still a chance as they follow me to sign the contract before xmas so they offered another £5000 discount without doing nothing from my side but I'm looking to get stamp duty paid by them, I realy need advice how to get that from them

    Holiday Haggler I've been Money Tipped!
    I got 10% discount, further stamp duty reduction (they could not pay it as I was HTB), free appliances, upgraded kitchen, upgraded bathroom tiling, outside tap, and carpets and flooring. My house was sitting empty for 3 months.

    That is amazing. Where is this?. Is this with Taylor Wimpy in Dagenham. What does it mean HTB?

    HTB = Help to Buy Equity Loan

    You will probably not get this deal, as my property was sitting complete and empty. Therefore they will chuck more in as they want it sold.

    If you've already signed your reservation form and paid your deposit, you can try to reduce the price, but I don't think they will budge. You've said that you've not signed your contract? Have you signed the reservation form? If you have, that is the only form regarding purchasing that you will sign - the sales contract will be sent via your solicitor.

    As standard when buying a new build - I would ask for 5% gifted deposit, stamp duty paid, carpets and flooring - and tell them that you are willing to look elsewhere, and see what they say.

    Did you say they sold out already? If they have sold out you are unlikely to get a good deal, as they will bank that someone else will agree to pay what you have.Would you be willing to lose your deposit and look at either another site?

    I didn't pay the deposit yet and fees is refundable. That is why they chase me to sign the contract which I'm not in rush as I still have 28 days to sign.

    I think you are getting confused. Did you sign a reservation form and at the same time they asked for a reservation form £1000 and some ID?

    The 28 day period that you have to sign the contract is from the date you have reserved for 28 days. If you have already started this period then you may find it difficult to renegotiate the sale - from Taylor Wimpey's perspective you have already agreed a deal.

    If there is high demand, they may be willing to lose the £5000 so you sign the contract soon, because they have a waiting list, where someone is willing to sign quickly. The sooner a sale is made, the sooner they have their money.

    That is as why I post this thread. after I paid £1000 reservation fee and signed the reservation form, they called me and want to change the reservation form to give me discount for £5000. so I thought if they willing to change the reservation form I can get chance for more negotiation.

    That is why I paid the £1000 reservation fees to secure it and I have 28 days thinking. I'm living in the same area and I knew there is a lot of demand
