Shared ownership - what would be reasonable solicitor fees?
I'm buying a 25% share on a 310k flat in central London. The solicitors I've asked for quotes from are all recommended as experienced in shared ownership. They've all quoted around £1300-1500. I was expecting up to a grand... Do you think I could get it for less, or did I underestimate? Should I attempt to negotiate? If…

Question on landlord responsibilities
I rent a first floor flat above a shop. The landlord owns the whole building. I don't have a refuse bin, so I contacted the local authority. They charge £35 for a replacement bin which I am reluctant to pay as I am only the tenant and hope to be emigrating next year. They suggested I get the landlord to pay but he has…

Negotiating a private house purchase
We're looking to put our flat on the market early next year to then find a house in the same local area. During a chat with a neighbour we found out that they are likely to want to move house next summer, so I mentioned that we might be interested in buying theirs. I've asked if we could have a look inside at some point,…

Landlord withholding part of deposit
I moved out of a rental property I shared with 2 friends at the end of October. One friend also moved out and the other stayed on with new tenants. Our landlord checked the flat and returned 650 of the 750 deposit each, he kept back £100 from each of us to repair a broken spring in the sofa. 5 weeks have now passed and he…

New Build Tips
We might be moving into a brand new house. We'll be renting it. The buyers bought it off-plan for a retirement home and plan to move in in a couple or three years. I'm just looking for tips and advice on things I might need to know specifically about new builds. For example, getting a phone line or internet connected.…

New Home - Valuation
I am a first time buyer in the middle of purchasing a new build home. A deposit has been put down and we have a mortgage offer subject to a satisfactory valuation. The builders are putting pressure on us to sign the contract, but the solicitor is concerned the bank has not yet carried out a valuation. The house is built,…

I'm due to complete my house sale next Tuesday and alliance and Leicester wouldn't give a redemption figure to my solicitor without our signatures which have now been faxed off today but alliance and Leicester have told me once they receive the signatures it will take up to 48 hours to put it on the system and then 5-7…

Tenancy End Dates
I know this comes up a lot and I have read the relevant thread but I just want someone to confim I am correct (and not going mad!). Our latest fixed term ended on 18th October and we are now on an SPT. I have just given notice to end the tenancy on 17th January, and the estate agent has replied to say it will end on 31st…

a reasonable admin fee? (when council tenant, no credit check needed?)
I am a tenant on local housing allowance, the money is paid direct to the landlord or letting agency. So no credit check was involved. But I was charged £250 admin fee. In my next move I would like to look at estate agents that give less of an admin fee. What kind of figure can I reasonably look for as a good offer?

building regs on rented property
I know when a house is built it has to be built to current regs, but what about rented property does it have a minimum standards of regs, or is it that it can be rented in any state, regardless of when it was built

More loan v More equity
The bank will lend me up to 180K, but I like houses in the 120K-150K mark. From a financial perspective, I suppose there are two options: 1) Borrow more 2) Borrow less, but pay off the mortgage in a shorter term e.g. 15 years. The newspapers say that house prices may rise by a fifth in four years. If I pay off more of the…

Paying above the market price
Hi, what are the (less obvious) dangers of paying above the market price - when you definitely know this would easily be 7-10% above the market, e.g. when you judge by a price per sq ft. In terms of budgeting, you probably have a pretty good idea about the max purchase price you can afford (e.g. assuming no renovations),…

Tenant deposits
I am a tenant and i know that the LL must give me the docs within 30 days to show my deposit is held in a deposit scheme, the LA did this in Dec 2009, but the LL sacked the LA years ago and now do it themselves, do they need to give it to me again after the fixed tenancy finishes and a rolling contract starts? I have no…

Withholding last months rents until I get deposit back?
Hello, I am a property guardian and about to move out of the property I have been living at. The company I have been a guardian for has a poor reputation when it comes to paying deposit back.
