Private rental: did I scare too easily?
Hi Everyone I'm looking for some thoughts on what others would have done in my situation. I viewed a very nice flat today rented out by a private landlord who is going to Australia. The majority of her belongings will be left in the flat. I enquired about whether she would be protecting my deposit and she said no - that…

Legality of tenancy agreement...?
I'm about to sign a tenancy agreement but I'm slightly confused to the legality of it as there is a spelling mistake. It says "Prospective tenants should have an adequate opportunity to read and understand the tenancy agreement before singing in order for this agreement to be fully enforceable." The guy that is going to be…

Looking for some advice please with regards to the house i'm currently renting
My landlord is really good, and I've only ever had one problem since moving in which was sorted out fairly quickly, although they did tell me never to call anyone out again without getting their permission first I'm not sure where I stand with this question so was looking for some good advice please. Yesterday I had the…

not great tenants.. who's responsible?
I'm just after opinions and advice here. I understand that I'm probably in the minority here as I'm a landlord wanting advice rather than a tenant. I've had a student renting out a property of mine. There was a break in where she lost a fair amount of her property (jewellery, laptop) along with a television of mine. The TV…

Problems with landlord and letting agent.
I have posted before about having problems with the landlord not repairing a rotten window, and the issues of damp. Since then a lot has happened. First of all the landlord said that we had caused the damage to the window, which was an amazing claim since it is on the inventory since the day we moved in. Long story short,…

Renting - deposit before offer accepted?
Is it normal for a letting agent to take a "holding deposit" before passing your offer and terms to the LL? I was told that if the LL does not accept, I'll get my deposit back, but it seems to me like I shouldn't be paying until AFTER my offer and terms are accepted?

Thinking of relocating, views please.
As I say, thinking of relocating to a different area to make a fresh start, I know people in Derby but need an independant perspective of what its like. Thankyou.

Selling first home, valuation for speedy sale
My partner and I are in the process of putting our house on the market. It's a three beedroom terrace and we're going back and forth on the valuation to list the house at. We're hoping to get a speedy sale and have therefore aimed for what we think the house is actually worth rather than estate agent valuations. We've gone…

Have they broke the contract?
We have been with our current estate agent since the middle of april and are now in the process of moving to another one who will actually do some work. We gave them the 14 days notice as stated in the contract on July 27th and they have already taken our house of their website and taken the For Sale board from outside of…

Renting a house on non buy to let mortgage
Hi, My OH and I are at the start of a house buying process as FTBs. We have saved hard and have found a property we like. The trouble is the house will be up in Shropshire, whilst we are working in the Bristol area (Shropshire is where we want to settle) and will be working down here until Spring/Summer next year. We…

Selling house advice
I would like your thoughts and advice on the following matter and hopefully an EA can give me some advice. I am selling my house, been on the market for approx 8 weeks, and have had a few viewers with a couple offers a good bit below the asking price and even below what I would let it go for. I dropped the price by 10…

Yet another "had no viewings" post
Hi All We've had our house on the market for nearly 3 weeks now and not had a single viewing. We think the house is presentable, but any feedback would be appreciated. Thanks

Gazumped :( - An Update
Just a quick update for all those who gave advice/a shoulder to cry on several weeks ago! We raised our offer by 5k, which was accepted. Somewhat annoyingly this put us over a stamp duty threshold but I still believe it was worth the extra cost. After a few hiccups and delays (probate was only granted on Wednesday), we…

Is this sensible or madness?
All, I've put in an offer on a house which the vendors are considering I just want to know if you think this is madness or not, I think I might just be getting scared of spending all the money! Basically, I have enough saved for a 15% deposit, with no savings to spare apart from about £500 tops! (Parents helping me out…

Changing Estate Agent
Hi, I need a little help to clarify something. We've had our house on for 5 weeks (on a 12 week agreement) and have decided to change EA. Contacting our agent we've been told we can't end the agreement until the 12 weeks are up. It's not entirely clear in the agreement terms but we had understood we could give notice of 2…
