Buying a house next to a dual carriageway
Hi all, I would really appreciate your advice if you happen to live right next to a motorway or dual carriageway. My husband and I have found the ideal home, picture-perfect inside and out. Built in the 1930's, detached, fully restored to it's original Art Deco glory, 4 double bedrooms, double garage, substantial garden,…

County Court Claim form as Rental Guarantor
Hi, hope someone can help with this as I've just received a County Court Claim Form. The story goes like this: Back in 2009 I helped a friend get into a rental property by lending her the first month's rent and signing a guarantor form for a six month rental term. She's been in the house since October 2009 and has had her…

house sale equity split - what counts as contributions?
Can anyone clarify what can be claimed for under property contributions when deciding share of equity amount when a property is sold? (Joint tenancy - one co-owner is claiming more than 50% and forcing other co-owner to agree to an agreed sum that is purely contribution based). Which of these can be legally claimed for as…

Joint Mortgage but sole ownership..is this possible?
Hello, We are in middle of buying our 1st home in the UK; but because I own a house in another country we'll have to pay stamp duty for this house. My wife doesn't own a property anywhere in the world so I was wondering If I can get joint mortgage (because my wife's salary alone is not sufficient to get a mortgage offer)…

6 months up-front for lower rent?
Is it normal/wise to offer a reduced rent with the proviso you'll pay six months up-front? I've got the cash sat in a savings account, so if the LL was willing to reduce the monthly rental a bit I'd be happy to pay 6 months up-front. Is this common? Am I missing anything?

Can a landlord go in to the property when we are out?
We have just recieved a letter saying that the landlord will be coming around on Wednesday, wether we are there or not, saying if we are not there, they will let them selves in. I know we have notice, but I feel really uneasy about the prospect of somebody I have never met being in my home with out me there, as I am not…

Developer overpriced? Or mortgage valuation under?
Hello I know there are many posts like this but I'm looking for anyone who actually walked away and then received an offer from the developer. Heres the story........ Consent to let
Hi, I am a new landlord with a tenant coming in next week through a letting agent. I do not have consent to let as my mortage company wouldn't grant it and they do not do buy to let mortgages. What they have said is that they won't be cancelling my agreement or expecting me to pay off the mortgage. Instead they will charge…

LL charges from my deposit?
My old landlords are trying to charge £225 for cleaning the house. Now to me this seems like rather a lot considering how we left the house when we moved out. We're also being charged nearly £40 to replace the door to the boiler, which again sounds like a lot (especially considering the landlord installed it himself). Am I…

Newbie:Advice needed re offer on perfect home
Hi all, I would really appreciate your advice and opinions on what I should do. I've found the (almost) perfect house for my family with an asking price of £149,950.00. The estate agent told us it was taken as a part exhange for a new build, and is currently sitting empty. We put in an offer at £132,500k which was…

Zoopla - complete fantasy
I'd read quite a bit on this forum about Zoopla prices being inaccurate so I looked up our own house. According to Zoopla we sold it in 2007 for 214,300, which is a bit odd because we bought it in 1999 for 44,000 and still own and live in it. Now quite interested I had a look at other houses in the area and found that one…

6 month break clause but tied-in for 8 months?
I'm hoping to rent a house and wanted a 6-month AST. The letting agent said today that the LL is not willing to grant 6-month ASTs but will allow a 1-year lease with a 6-month break-clause. However, apparently the 6-month break-clause means I give 2 months worth of notice in month # 6 - so can't move out until month # 8.…
