If you buy off plan now when it comes to it being built the survey may value it less and you won't get a mortgage leaving you liable to be sued.

Why not buy when built rather than off plan in a falling market?

I nearly reserved a Redrow recently (not moving to the area now), very good build quality for one of the big boys. Not familiar with that site but have seen the housetype showhome, it's a good sized, well laid out property.

Negotiations will depend on your position, are you FTB/part exing/do you have something to sell?

Beware. Show houses always seem good (after all thats their purpose) but it doesn't mean the one you get will have been built with the same care & attention - it almost certainly won't be.

My current house was bought new from Redrow, and I am very disappointed with the build quality. I found that they were very reluctant to fix snagging issues and the attitude of some of their contractors was appalling.

After my experience with a new build from Redrow, and after hearing from friends who have had similar issues with new builds from other builders, I would never buy another new build again.

Beware of show houses. It seems that our house was the show house on the development in 1970 and this house is definitely bigger than all its neighbourss, by at least a foot in width and length in every room, if not more. The plot is also much wider.

i have been told that they also furnish show homes with smaller than usual furniture.

    Check everything carefully.

Friends of my wife have recently bought a Redrow house and for a large developer it does seem well built.
The downside though, Redrow seem to have very small gardens even by modern developer standards.
If the house was built you would have a stronger position to negotiate on price, however the builder still has time on their side at the moment so will probably be more reluctant to give big discounts.

    Thanks for the input
They claim to have a 90%+ customer satisfaction and HBF award for 5 * customer service.yes the quality looks much better than a new taylor wimpey home we recently viewed(although that was 15% cheaper)
Not interseted in a big garden(only the 2 of us and it's staying that way :D)just more grass to cut.
The garden of the plot we are looking at is big enough to add a good conservatory, decking and patio.
Going to see them in a few days to discuss price,I know lots of people hate new builds but I prefer the low energy costs and a blank canvas to start with(we can pick our own kitchen and flooring with this one)
keep the advice coming and I will update on progress after my offer

jarjarmustdie, it will be interesting to know how you get on with pricing.

Redrow have recently increased the prices in their Great Park Rubery development. We were interested in the 'Oxford' house type on at £249,995 a month ago, now the advertised price is 'from £264,995' ! As first time buyers this also pushes it over the £250k SDLT threshold so the same houses are now (effectively) around £25k more expensive for us.

Both remarkable and v. disappointing that Redrow have increased prices in the current climate... :(

They look nicely designed houses but knowing that area it does sound overpriced.
