redrow chestnut walk Bilston anyone purchased?

  • Just had an hour at the site looking at the property again and discussing price and fittings.
    Been offered £5000 off the £179,995 asking price with the following extras,flooring for the whole house(good carpets and lino for bathroom/kitchen),turf for back garden and a dishwasher when pushed.
    I can also select kitchen cabinets/worktops,tiles for the bathroom.
    I was expecting more, however I was told this is the best deal available and what has been agreed on previous properties.
    Anyone got a better deal from Redrow?
  • We have been offered the same 5K deal in Bilston. That is the Turf and Flooring package. (Thats what Redrow value it at)

    We want to Part Ex but are unsure on what they will offer us. I think it depends on how well the houses are selling on a particular site so there is no rule of thumb? I don't think the houses have moved that fast at Bilston, so hope there is some room for negotiation. Plus Redrow have changed their site plan to incorporate 2 & 3 Bedroom houses as the 4's are not selling!

    I bought a Redrow house off plan in 2002. It was the biggest mistake of my life. Appalling build quality, they had not fitted the shower we had paid extra for (left live wires hanging out of the wall in the bathroom), had 3 ovens fitted before we got a working one, broken windows identified on snagging list that they still hadn't replaced by completion, on the day of completion they said they were waiting for funds to come through - our solicitor confirmed they had had it since 12pm - turned out they were still finishing off the property so lied to us - we didn't get the keys until 4pm, concrete floor in kitchen was not set so we couldn't go into the kitchen and also flooring couldn't be fitted, paint work was still wet, they kept a key to the property after completion and didn't tell us - I came home from work one day to find they had been in the house without our permission - I could go on and on!!!

    Also, I live in the West Midlands, and I tbh I wouldn't live in the Bilston/Tipton areas - sorry to anyone who does, but that's just my opinion!! Having looked on the map - it is in Bradley which is more Coseley than Bilston, not far from the Redrow house I had, and it isn't the best. I am very wary of new housing estates as they tend to be in less desirable areas.

    I got to agree with the 'yorkshire_terrier_owner' - I live not far from Bilston and know it quite well and would try to avoid the area if possible.

    Also I know Tipton well (have family members living there) and that place is even worse... if you know the area you will know about all the random horses that roam around in the built-up areas (sounds crazy but this happens), I once just missed hitting two horses while driving home in the area.

    We have also chosen a home at chestnut walk and although I love the homes have found the sales staff far from forthcoming! We were hoping to put a deposit down on a plot that we were told is due for completion in around 12months unfortunately we were told we are not eligible for the part exchange scheme (although we are with all other builders!) and so were told we were not in a position to move and could not reserve yet. I am now a little worried as they have been unable to tell us at what stage we can reserve if we wish to personalise the house (kitchen and tile choices etc). We are also wary as to when to put our current home up for sale as with having two young children (2 and 7 months) we cannot afford to be homeless if the house sells and we are still waiting for completion on the new build. We have looked at the possibility of renting but again our Labrador will make this more difficult. Any advice would be very much appreciated, especially it you have been able to reserve-how did you manage this?!

    On a slightly different note, I can understand people's reservations about the area but some people, like myself, need to stay in the area for various reasons. However, the renovations and improvements in the area lately have been vast and around chestnut walk is developing into a pleasant urban environment. I can also vouch for young people having worked in a local secondary school for many years. Whilst there are some families with troubles or questionable morals(!) the majority are really lovely young adults who also want to have the best futures they can. Areas will only improve if given opportunities to, not automatically dismissed due to past atrocities.

    One is a Ruthin and another an Oxford. The Oxford as whole seem to be slow movers, this one in particular has been on the market for 18 months! Although it has been reduced from £229K to recently £219K.

    Ruthin is £209K.

    As for the comments about the area, normally I'd agree, but the entire area between the development and the BCR is being redeveloped into the Bilston Urban Village (worth a read if you're interested).

    We're torn between part-exing and selling ours, which I'm reasonably sure should sell pretty quickly as houses where we are don't come up very often and its a ripe location for renting out.

    Depends how insulting the part-ex offer is, to be honest! lol

    As for the quality - its miles ahead of our current 'new' build - now 11 years old, built by Lovell. Mind you, bit of a price difference, so I'd expect quality to be better. Certainly the two we've seen at looked great - albeit with a few snagging issues to be addressed.

    My house is built by Lovell. Worst house that has ever been built. Terrible, and I'm glad to have exchanged on mine and moving out!

    I agree, which is why if we did go for it, we'd only go for it at a discount.

    That said, they've already dropped the price by £10K anyway, but I guess it depends how desperate they are to sell the long-standing property.
  • I would personally avoid biltong, especially if it's near The Lunt estate.

    Will be a mare to sell for that price. Don't know Tipton though.

    As this thread scores high in a Google search for Chestnut Walk, I thought I'd just post an update.

    We bought the Ruthin in the end (£205K) and its superb. Redrow homes are, going by this development, extrememly well put together, fantastic looking houses.

    Our previous house was a new build by Lovell and that was dreadful.

    The area in Bilston is pretty much fine, there's a few issues with the local chavs, but nothing the residents can't handle. Since we've moved here, we setup a residents group (over 60 strong now) and a neighbourhood Watch scheme as well.

    So all in all, don't let any comments in here put you off, if you're interested in a house on Chestnut Walk just come along and see it for yourself and make your own mind up.

    As for the comment it would be a nightmare to sell, they've been selling on average 1 house a week from the start of the year, so they're doing OK!
