Hi
I'm just starting my hunt to buy a house, one which we had viewed and an put an inital low offer in on, which there wasnt much interest in - according to the sellers FB (friend knows her) had an offer of almost the full asking price £209995 accepted 2 weeks ago, seems a bit strange as it has been on the market awhile and i believe from EA that the offer was around 200-205,000. Should this still have a status as Sale Agreed? (still hoping in fantasy land that the buyer pulls out)

The status is "Sale agreed'.

i'm wondering how look the status of the sale could be at sale agreed and what this actually means, its been 2 weeks now and nothing seems to be moving. also in the current market almost the full asking price seems a bit strange. i was looking for peoples thoughts on this0

because as i have said it has been on the market for a while and everyone is saying that you should offer at least 10% than the asking price0

Well it just goes to show that you shouldn't believe what other people tell you.
There is no magic figure below asking prices you can apply to all sales, each one is different.

'Sale agreed' means they have fond a buyer/accepted an offer!!!
What do you mean "nothing seems to be moving"? It's not your purchase - what' movement' do you expect?
It's a nice house, yes? Must be. You like it. So someone has been willing to pay "almost the full asking price " to get this nice house!0 -
Perhaps the house was the dream home of the other buyer, and they thought it was worth close to the asking price, so that's what they offered and it got accepted?
Do you suspect someone's not telling the truth at some point in all of this? I'm a bit confused.0 -
2 Weeks is nothing. My offer on the house I am in the process of buying was accepted 5 weeks ago. I asked the EA to change status to SOLD STC and its been like that since. Sale completion could take many weeks. And its normaly for properties to be advertised as SOLD STC for months.
It doesn't matter how long it was on the market for, right buyer could come along anytime. I offered lower than the asking price but because I really wanted that house I would have eventually paid the full asking price. Its been on sale for 12 months too.
What you are confusing yourself about is in fact quite normal.Nothing is more damaging to the adventurous spirit within a man than a secure future. - Alex Supertramp0 -

No problem. You can always ring up the EA and ask if they are taking any more offers. Some EA will refuse you straight away saying that Vendors have already accepted an offer but would still keep your details, in case the sale falls through. Some EAs will take in more offers as long as they are higher than the offer accepted.
One very crucial bit of advice....do not fall in love with one particular house because when you do....the sense of reasoning goes walkabout.
