    Well, they are breaking the law - all formal offers have to be put forward to the vendor in writing within 24 hours.

    I didn't want my property shown again for sure, got a buyer and was happy with the offer, so when another agent suggested another party who was interested I simply wasn't interested.
    So if OP viewed a house and put an offer that was low and someone else out a full asking price offer and vendor accepted, of course EA would discourage more offers.

    Our vendor was the same - happy with our offer (and us) and cancelled all further booked viewings, though they could probably have squeezed out more money. They honoured our agreement of sale. It's nice to know there are people like that in the world.

    Same with another property we called up to view - were told sale has been agreed, they'd call us if anything fell through.

    I assume that this approach is either agreed between vendor and EA on an individual basis, or that it is a standard practice of a particular estate agent that vendors would ask to deviate from if they wished.
