    Glad you got your answer, CraftySaver2689 - mystery solved ;)

    Just wanted to echo The Palmist's "crucial bit of advice" and add to it - the best advice I've had while I've been looking for a house is not to get hung up on one particular property, and try not to be too disappointed if your offer's rejected - just keep moving on and looking at more places.

    And on the flip side, if you find somewhere you really, really like, research the sold prices for comparables in the area and base your offer on that, not some arbitrary percentage someone your friend's friend advised ;)

    Thanks I did, looked at the market in the area, what had sold on that street and surrounding area the fact the seller already has somewhere they want to move to- crime levels in area my initial offer was a starting off point but didn't get there quick enough to increase it also looked at what was being said on this forum

    No problem. You can always ring up the EA and ask if they are taking any more offers. Some EA will refuse you straight away saying that Vendors have already accepted an offer but would still keep your details, in case the sale falls through. Some EAs will take in more offers as long as they are higher than the offer accepted.


    Agents have to put ALL formal offers to the vendor, wether sale is agreed or not.

    Well some won't even entertain your call regarding the sale agreed property so no chance for you to put an offer in. I like those agents.

    I have been told the same when I try to make an offer on another SOLD STC property. They were not even interested in listening to the figures I had to offer.

    Well, they are breaking the law - all formal offers have to be put forward to the vendor in writing within 24 hours.

    Well I suppose if someone viewed that property before and was vetted by the EA. But if just anyone rang and put an offer they would hardly be taken seriously and would most certainly be denied viewing.
    I didn't want my property shown again for sure, got a buyer and was happy with the offer, so when another agent suggested another party who was interested I simply wasn't interested.
    So if OP viewed a house and put an offer that was low and someone else out a full asking price offer and vendor accepted, of course EA would discourage more offers.
