Yet another "had no viewings" post

Hi All

We've had our house on the market for nearly 3 weeks now and not had a single viewing.

We think the house is presentable, but any feedback would be appreciated.

  • It is not my style of house at all, sorry. The windows are very small for the property, and the fireplace under the window looks a bit ridiculous, as it clearly does not have a chimney. The bathroom tiles are a bit bleak, and your conservatory looks a little unloved, like it doesn't really have a use.

    I agree the conservatory look a little unloved, but my first impressions were that it was a lovely, clean, well presented house.

    Could you maybe speak to the EA's to see what they are doing to actively market the property? Maybe advertise yourself and have an "Open House" one Saturday?

    It's overpriced, not being marketed properly or not presented well. Or a combination of all three. It's not possible for someone who isn't familiar with your area or with what current offers might be to know which.

    There are two photos of the same bedroom which is odd. What is also odd is where the bed and wardrobe are placed in that room. I don't think the kitchen is very well laid-out either but that might not be a deal-breaker for some.

    The photos and evything look fine, also have a floorplan which is good.

    3 weeks is not too long to have been on the market.

    But as you are marketing with an Online Agent, the marketing ploy is re-active, you are waiting on people too see the property and then enquire about it.

    Where as, if you had a high street agent working on it, they would have a database of buyers already, and also when somebody enquires about another property they can sell your one to potential customers too.

    Its quite rare that people end up buying a property they directly enquire about.

    I don't know your area, but is your home price competitively?

    It's presentable, but you could present it better.

    Looks as though you started to tidy up, but lost the will partway through, so there's things like the dishtowel over the oven handle, cleaning products around the sink, something leaning against the wall next to the wardrobe, stuff on top of the wardrobe.

    It's ONLY been three weeks. Some people are out there with houses that have been on the market for months, years......
  • There are a couple of duplicate photos and one of them, of the master bedroom, I thought was quite bad. Is it possible to take the photo of the mb from a different angle or shift furniture about to get it looking a bit more spacious as it is a decent sized room? I think the kitchen photo may be able to be taken better aswell as it looks smaller than it is from the photo. As already suggested, I think you could make the patio and garden a bit more 'lifestyle' so someone can imagine themselves sat there in the sun with a glass of wine etc. But all in all a nice house for what it is.

    I think it all looks fine. Seems to be more related to what GAH said in terms of the agent working on it.
  • It's a nice house in a decent part of town but is too expensive. £130k is top of the market price back in 2006/07. Look at number 34. It sold for £170k in 2007 but went last year for £136,500. A fall of 20%.

    On that basis yours should sell for around £100k. I'd market at nearer £110k.

    Why the two sofas next to each other? Are there no other walls to use? Could one sit under the window? That looks incredibly odd to me. I know they're not staying(!), but it makes me think the room's not practical. The bedroom also looks just a bit bare and the furniture's in odd positions. What's that dressing table stool doing there with no dressing table? I suppose the room's quite narrow which explains a large empty wall. I don't think the photo's taken from the best angle at all. Conservatory table's in an odd place right against the wall. Why not make that into a nice dining room, centre the table, put a white tablecloth on, and just inject a bit of love back in. Bathroom tiles are very dated and it's small (and I personally can't stand the shell suites, but that's maybe just my taste). The smaller bedroom's furniture's odd too - have the bed so it would be between the drawers, don't put the drawers under the window, move them to the opposite wall (where the pillows currently sit). I'd lose the random dining chair. The garden's fine.

    Also, just wondering if it's in a flood risk area as there seems to be a river very near by.
