    The only things I could see that woulld put me off are: the sofas in a line along the wall - would seem not very cosy or suitable for chatting with friends, the bathroom tiles,which although look perfectly clean are way too fussy for such a small room and the garden looks tidy, but a bit unloved - maybe a couple of showy plants in pots for a bit of colour?

    I'd be inclined to either beg or borrow a slightly bigger dining table and present it in the conservatory as a dining space suitable for 4 people, or even bring down the chair from the second bedroom (do you still have the other? - sorry, didn't spot it) and use that. Then I'd possibly set up a small table in the second bedroom for a laptop - showing home office/spre room potential.

    I'm no expert, but I understand you have to lead some buyers by the nose into seeing the possibilities.

    OP, there are two other houses for sale in your street that you should look at on Rightmove. They are both 3 bedders and really smart - they are fair dinkum family homes with lots of space rather than a 'starter' home . The first is on for £142,000 and the other for £149,000 - in my view both are streets ahead in terms of modern, homely and attractive. I could imagine myself living in those whereas yours looks a little like a rental house. I was was looking in your area i would think that the 3 bedders are much better value for money.

    I think the lack of anything built in (ie wardrobes), the need to squash sofas together, the tiny breakfast bar in place of a dining area and the general adds to this perception. I almost wonder if the place would photograph better if you removed the furniture from each room and marketed as a 'blank canvas to make your own' as well as a great starter home or rental investment.

    I actually think your place has huge potential and as other posters have said, 3 weeks aint much..

    Danny is right.

    I think most househunters know how to use rightmove. The price comparison report gives the game away. You are asking for almost exactly what you paid near the peak of the market

    Whilst some parts of the country havent been too badly hit, Northamptonshire and the East Midlands have. The rightmove link above will give anyone the info Danny mentioned about No 40 selling at a huge loss without them having to dig around too much.

    So, even if someone loved your place, i think your price would deter people.

    I would follow the fluffy advice about twigs in vases and rearranging the sofa's in line with feng shui principles, but you will need to combine those efforts with getting serious about price.

    I'd say stick it on at £120k with a view to hoping you dont get chipped down any lower than £112k. At the minute your asking price is too close to the price you paid.

    I wouldnt view even if I liked it and wanted to live in that area because your price gives the impression it has been set at a level hoping to cover an outstanding mortgage rather than set at a level to sell.

    I'm not sure what you mean by this? I suspect the great majority of people (certainly those 45 and below) who buy property at the moment identify the properties they are interested in themselves by keeping a watchful eye on Rightmove for newly listed ones. I know I did when I bought my property. Nothing so annoying as an EA emailing or posting marketing garbage on properties that aren't really what you're after...
