Have they broke the contract?

We have been with our current estate agent since the middle of april and are now in the process of moving to another one who will actually do some work.
We gave them the 14 days notice as stated in the contract on July 27th and they have already taken our house of their website and taken the For Sale board from outside of our house.
Have they broken the contract by taking them down before the 14 days was up?

I doubt it. What do you think the chances are that a prospective buyer might suddenly have popped up during that 14 days? You wanted to end the contract so they've acted upon it. Wondering now whether they've broken the contract sounds a bit dog-in-the-mangerish to me.

OP, Sounds like they have been quite good in getting board and off website so quickly.

A lot of agents when dis-instructed will still try and keep it on their website as long as possible along with their board, and will only remove them after about your eigth phone call.

Good luck with your new agent:)
  • Who cares? You want to end the contract anyway.

It may be worth contacting them and saying as they clearly are not working for you does that mean you can start marketing with another agent now.

It may be a benifit because you would not want them to present you with a buyer now and have to deal with them through the sale, that buyer will certainly be registeres with all agents so you can get them through your new agent!
