How much to extend a lease?
It seems like a really straightforward question, but no matter how hard I try, I can't seem to get an answer...even a rough ballpark figure. My circumstances are these: I am currently buying a new flat. I was initially told there was 102 years left on the lease, but recently, I was told that this is incorrect, and that…

Second charge on property
Wonder if someone can help my mum - 15 years ago she bought a house off of her parents, she was £30,000 short so a second charge was put on the property. Two years later all of the £30,000 was paid to them. The solicitors that held her deeds went into receivership recently and the solicitors handling it have contacted her…

Opinions Please
As some of you know, I have purchased a new house which we are moving to on Monday. However, I still have 2 months left on my tenancy agreement with this house. Originally, I had simply intended to babysit the property for the last 2 months going home at weekends, but a friend suggested that I might be able to negotiate…

Should we have a property surveyed?
We are in the fantastic position of being able to purchase our next property outright so don't technically need to pay for a survey. We are buying in an area we know very well (2 streets away) and have a great builder who is going to visit the house for us and check it out. Should we also go to the expense of having the…

Rental property is being repossessed - Do I have to stay until the bitter end???
I'm currently 5 months in to a 12 month tenancy and I have received a letter stating that the LL has to attend Court on September 9th in response to the application for a possession order from his Mortgage provider. Given that the LL has done a runner to Southern Ireland leaving over 550,000 of debt it is very unlikely…

Land Registry check doesn't show my flat on credit report
I bought my flat just over 2 years ago, a leasehold of the (period conversion) flat and a share of the freehold for the building. At the time all documents including from the council, the electoral register and the Royal Mail named the flat as "2a" (the building as a whole being number 2). The only difference was the land…

Tenant paying directly to DPS?
Just a quick question, is it possible for a tenant to pay their security deposit directly into a protection scheme? So the landlord has no access to the money what so ever and can't do a runner with the deposit?

PRC House Certificate missing?
Good morning people, I have a bit of an ongoing problem at the moment. Let me explain. I bought my house in 2009 from a private owner that bought it from the council in 2004 under the right to buy scheme (ex-council house). I had a home buyers survey done, which was checked over by my solicitors and everything went ahead…

Building Survey Report requested by agent
Hi All, We are trying to buy a house that isn't in good condition. Asked to haggle with other possible tenant
Hi folks, As most people I'm sure, I've been looking for the perfect place to rent for over a year now (making sure I get my £ worth) and avoiding overpriced living room / kitchen combos! I FINALLY found the perfect apartment a few days back and told the estate agent I will take it there and then during the viewing. The…

Deposit Protection Service
I thought I would give a 'heads up' to anyone using the DPS. We have just bought our rented property and have been waiting to get our full deposit back. The LA said we would receive notification from the DPS so that we could verify the amount of repayment. Well, we waited and waited. Today I telephoned the DPS to be told…

Pets during viewings
I have rabbits which are authorised by the LA and in our tenancy agreement. Obviously they are enclosed but I am worried that anyone visiting for viewings may think 'oh cute bunny' and stick their fingers into the enclosure. Would I be liable if the bunny got scared and someone was bitten? Would it be a good idea to…

Access For viewings at End of Tenancy
If there is a clause in our tenancy that says we must allow viewings are we oblidged to allow every viewing? We have no intention of being awkward and are happy to allow access but hubby sometimes works nights so vists when he's in bed asleep would not really be practical.
